The aim of this article is to present the changes taking place in housing markets in selected European countries and in the USA. The basic research period covers the years 1998-2009. However, wherever availability of data allowed so, we covered with our research also the years 1963-2010. The development of domestic housing markets is determined both by specific features of local markets and by macroeconomic factors influencing the economic situation. The availability of capital to finance investment is of primary importance for the changes taking place in housing markets. This factor can be expressed by the volume of mortgage debt related to GDP and inflation and the level of interest rates on mortgage loans. The evaluation of the changes occurring in domestic housing markets was based on the identification of such structural characteristics as: the volume of the housing stock, the number of ready-to-use flats, the number of issued building permits, the indices of housing prices, and the number of transactions concerning purchase of flats or houses.

Two seasons of fieldwork in the northeastern part of Banganarti site brought significant data on its stratification, as well as the architecture of medieval dwellings. This paper presents a summary of the results. Special attention was focused on the layout of the buildings and on vault usage. Remarks concern the functionality of the explored space, based on an interpretation of the stratigraphy. Evidence of strong water erosion in the early stages of the settlement is also discussed.

The article presents the results of a study on archaeological structures and horizons developed in the palaeolake shore-zone of the Serteya II site that was occupied intermittently and to a greater or lesser intensity from the Mesolithic up to the Middle Ages. The Serteya II site is a multilayer complex used by hunter–fisher–gatherer communities in the 9th–8th mill. BC, and from the end of the 7th till the end of the 3rd mill. BC. The article is focused on the particularities of the formation of archaeological layers and the reconstruction of the ancient environment in different periods of time. The study of the sets of artefacts, their state of preservation, as well as the traits of archaeological features, may indicate the peculiarities of the formation of different sedimentological units. Based on the results of complex natural-scientific research it was possible to reconstruct the palaeo-ecology of changing water regimes as well as changes in environmental conditions.

Po I Wojnie Światowej z wielu względów wzrosła skala, występującego już wcześniej, problemu złych warunków mieszkaniowych. Artykuł przedstawia przegląd rozwiązań zarówno architektonicznych oraz urbanistycznych jak i prawnych oraz ekonomicznych stworzonych w Niemczech jako odpowiedź na problem mieszkaniowy, a także związane z nimi uwarunkowania. Bardziej szczegółowo omówiona jest działalność największej niemieckiej organizacji zajmującej się w dwudziestoleciu wojennym budowaniem zespołów mieszkaniowych – powstałego w 1924 roku towarzystwa GEHAG (Gemeinnützige Heimsstätten- Aktiengesellschaft = Towarzystwo Akcyjne Osiedli Społecznych).
After the First World War many reasons caused the increase of the scale of the problem of the bad housing conditions. This text presents the overview of the solutions, from the field of architecture and town planning as well as from the field of law and economy, created in Germany as an answer for the housing problem. The circumstances connected with them are also presented. There is a more detailed presentation of the activity of the biggest german association acting in the field of erecting housing assemblies – the GEHAG society (Gemeinnützige Heimsstätten- Aktiengesellschaft = Join-Stock Society for Social Settlements).

The article presents the results of test excavations at three sites in the early Neolithic settlement region of Targowisko, carried out in 2018–2019. The goal of these investigations was the detection of fragments of Neolithic settlement zones where only one building phase has survived. It was decided to perform this task using a magnetometer as part of a slightly wider program of geomagnetic prospection. The second goal was to acquire sets of arti- and ecofacts related to the shortest possible period of time, i.e. equal to the existence of one family living in one house, representing one cultural tradition. The article discusses the effectiveness of geomagnetic prospection in detecting such parts of the early-Neolithic settlements areas in the vicinity of the village of Targowisko in which traces of only one building phase have survived. The purpose of the surveying programme was to obtain assemblages of artefacts and ecofacts related to a period of time that would be as short as possible, i.e. to the existence of a single family living in one house, representing a single cultural tradition, without any older or younger materials. It was assumed that this objective could only be achieved on the boundaries of settlements inhabited over longer periods of time (cf. Grygiel 1986). Thus, the geomagnetic prospection was carried out in selected target areas covering northern or southern edges of large settlements of the Linear Pottery (LBK) culture and the Malice culture (MC), which had already been thoroughly surveyed as part of rescue excavations at the early-Neolithic settlement complex of Targowisko, in connection with the construction of highway A-4, approx. 30 km east of Cracow (Fig. 1). The results of the geomagnetic survey made it possible to demarcate zones, each having an area of 10 ares, at three sites for the purpose of confirming the validity of the planned research strategy. The test excavations at sites 16 and 14–15 in Targowisko and at site 40 in Brzezie met the expectations, yielding assemblages of artefacts from narrow time horizons. They will become the core of works on the reconstruction of cultural transformation micro-processes at the confluence of the LBK culture and the MC.

The paper presents the issue of house constructions from the second half of the 4th millennium BC in western Ukraine and northern Moldova. While numerous reports concerning the dwellings of the Funnel Beaker Culture from the area east of the Bug River has been published, these accounts did not provide enough information to precisely assess their construction details. The first such structure whose features can be described in detail is the house from the site Lysivka in Vynnyky. The construction of the dwelling was lightweight, analogous to residential structures from the eastern group of the Funnel Beaker Culture. Another debatable topic was the characteristics of houses of the Gordinești group of the Tripolye Culture. Archaeological research at the site of Gordinești II-Stînca goală proved that communities of the late stage of this culture lived in lightweight houses that were built using clay. Neither the residential structures from the Vynnyky-Lysivka site, nor those from the site of Gordineşti II-Stînca goală, should be regardedas analogy to the classical “ploshchadkas” of the Tripolye Culture.

The aim of this article is to present the latest results of geophysical researches executed in April 2017 at the site Gordineşti II-Stînca goală in northern part of the Republic of Moldova. Based on very intriguing discoveries (i.e. remains of a dwelling, part of a clay platform and one pit) during the excavations carried out in 2016 and earlier, it was decided to investigate a larger area using non-invasive geophysical method. As a result, a few types of anomalies of different shapes were identified. It seems that these anomalies indicate the occurrence of remains of the dwellings as well as hypothetical main square between them in the centre of this fortified settlement

Housing market develops in keeping with economic situation. In this paper the author seeks to explain the market mechanisms observable in the crisis period, and Poznań local housing market serves as an example. Studying housing offers on the secondary market in Poznań in the crisis period led the author to the conclusion that it was subject to numerous and diverse changes. The main motive behind flat purchase was price, while other factors played less significant role in the decision process. However, considering the changeability of conditions, the offer structure analysis cannot deliver satisfactory and unambiguous results if basic analytical tools are used. Housing market in crisis should be studied with the use of more advanced and sophisticated research tools. It is distinctive of the housing market hit by crisis that there is a significant supply surplus. Thus observing the evolution and tendencies within housing offers is an important issue. However, it seems to be much more interesting to find answers to the following questions: How do customers act in such a situation? What are their preferences? How do they evaluate offers and choose the flats? These essential sociological issues demand proper tools and research techniques. The author believes that this housing research direction is most legitimate from socioeconomic practice perspective. The results of such qualitative studies supervised by the author in the years 2011-2012 proved the usefulness of this more proper (yet more timeconsuming) research approach within local housing market analysis [Housing needs of the local housing market and ways of their satisfaction, 2012]

It is said that young home buyers are the dominate group of customers on Real Estate market. But demographic forecasts indicate that in Poland the aging of society will proceed. It can thus be expected that in the structure of population a group of people reporting new housing needs will emerge. Therefore, there is a need for thorough research, particularly due to substantial information gaps in this area. The aim of the article is to present the results of the research on attitudes of customers on the housing market - i.e. seniors. On the basis of the research conducted in the Department of Investment and Real Estate at Poznan University of Economics, housing preferences of older people and their motives and factors behind housing purchase are presented.

Opis:
A new method to identify demand for communal and social dwellings was presented. The hypothesis was verified that sale of municipal dwellings didn’t change either their spatial structure, or spatial diversity of demand for them. High demand for communal and social dwellings was founded in municipalities of West and South Poland. The possibility to collect data by statistical survey, regarding demand for municipal dwellings, was confirmed. The survey should be directed to entities that administrate or manage municipal dwelling stock.
W pracy przedstawiono autorską metodę określania zapotrzebowania na mieszkania komunalne i socjalne. Zweryfikowano hipotezę, że sprzedaż mieszkań komunalnych nie zmieniła ich przestrzennej struktury i przestrzennego zróżnicowania zapotrzebowania na nie. Wysokie zapotrzebowanie na mieszkania komunalne i socjalne odnotowano w powiatach zachodniej i południowej Polski. W pracy potwierdzono możliwość gromadzenia danych niezbędnych do określenia zapotrz ebowaniana mieszkania komunalne i socjalne. Rekomenduje się ich pozyskiwanie co dwa lata na formularzu statystycznym od jednostek zarządzających bądź administrujących tego typu mieszkaniami.

Investment attractiveness of real estate market is shaped by many factors of diverse character. Investment efficiency in this market is function of correct analysis of those factors. Therefore, obtaining the reliable information is for an investor an essential element in the process of optimal investment decision making. The aim of this work is analysis of chosen demand factors that influence the real estate market, taking into account accessible sources of information about them. Rated among those factors are: level of fulfillment of housing needs, transaction prices, demographical factors, income of households as well as accessibility and external cost of capital. Those factors have been characterized and the sources of information about them have been named.

W artykule zostaną omówione przekształcenia terenów poprzemysłowych w centrum Poznania w obszarze starego portu rzecznego. Zrealizowane zespoły zabudowy mieszkaniowej różnią się zarówno formą, jak i nawiązaniem do kontekstu (sąsiedztwo Ostrowa Tumskiego) oraz dostępnością przestrzeni niezabudowanych, w zamierzeniach będących przestrzeniami publicznymi bądź sąsiedzkimi. Wpływ inwestorów: deweloperów i TBS -ów oraz wydawane decyzje o warunkach zabudowy sprawiły, że atrakcyjne miejsce w centrum miasta po zabudowaniu stało się przestrzenią niespójną, bez znaczącego charakteru w przestrzeni miasta, a mieszkańcy stracili możliwość publicznego dostępu do bulwarów nad rzeką Wartą.
There are transformations of postindustrial areas in Poznan city centre at old river port introduced in the article. The newly built dwelling complexes are varied both of theirs form and relation to spatial context (Ostrow Tumski) and also accessibility of unbuilt spaces planned as public or neighbourhood spaces. The pression of commercial and municipal investors and administrative decisions led the attractive location in the city centre after investment process became uncoherent space, without clear image. City inhabitants lost public access to the coast of Warta River.
