It is said that young home buyers are the dominate group of customers on Real Estate market. But demographic forecasts indicate that in Poland the aging of society will proceed. It can thus be expected that in the structure of population a group of people reporting new housing needs will emerge. Therefore, there is a need for thorough research, particularly due to substantial information gaps in this area. The aim of the article is to present the results of the research on attitudes of customers on the housing market - i.e. seniors. On the basis of the research conducted in the Department of Investment and Real Estate at Poznan University of Economics, housing preferences of older people and their motives and factors behind housing purchase are presented.

Purpose: The aim of the study is to determine the purchasing power (housing affordability indicators) of young people (up to 35 years old) on the local housing market. Design/methodology/approach: The author has conducted a critical review of the literature on the economic situation of young people in terms of the possibility to meet their needs on the housing market. The author has taken into account the problems resulting from the situation of young people on the labour market and their housing preferences. Furthermore, the article also presents the situation on the local residential real estate market. Findings: Based on the results of the analysis of the situation of young people on the labour market, their income and the data illustrating the situation on the local residential real estate market, it may be concluded that dwellings in urban areas are relatively expensive, which means that only a small group of people can freely meet their housing needs. For most young people, buying a preferred dwelling becomes an overwhelming challenge. The indexes reflecting purchasing abilities may explain the choice of suburban locations as places of residence. Originality and value: Research concerning young people on the residential real estate market usually focuses on their needs and preferences. Additionally, it is indicated that young people constitute the largest age group among buyers. On the other hand, the media image of the residential real estate market focuses on growing prices and purchases, ignoring the difficult situation of many people under the age of 35. Therefore, the study attempts to fill this gap and indicates the need to discuss the consequences of the current state of affairs (e.g. limiting housing purchases, parents and adult children living together for long periods of time).

The article provides an overview of the housing policy in Poznań. It begins with a discussion of the importance of dwellings in contemporary society. The second section focuses on the main assumptions of the housing policy in Poland and the tools that can be used on the level of local government units. Next, the authors present the current state of the housing market in Poznań. In order to provide deeper insight, the analysis is based on data spanning over a 6-year period using both quantitative and qualitative methods. In the final two sections, the implementation of the city’s housing policy is discussed. The authors argue that the overall effects of Poznań’s housing policy are positive, but serious challenges lie ahead.

Poznański rynek mieszkaniowy należy do dynamicznie rozwijających się rynków lokalnych. W ostatnim czasie (lata 2014-2017) coraz częściej można usłyszeć opinię o poprawie sytuacji na rynku − rosnącym popycie mieszkaniowym, większej liczbie mieszkań oferowanych do sprzedaży, a także wyższym poziomie cen nowych lokali. Mając na uwadze przytoczone opinie, za cel artykułu przyjęto przedstawienie sytuacji na lokalnym rynku mieszkaniowym w Poznaniu w latach 2013-2017 oraz w I kwartale 2018 roku w zakresie podaży i cen sprzedaży mieszkań oraz lokalnego popytu na mieszkania. Podstawę rozważań stanowią badania oferty mieszkaniowej prowadzone w ramach monitoringu lokalnego rynku mieszkaniowego oraz badania ankietowe przeprowadzone wśród 25 deweloperów reprezentujących podaż na rynku mieszkaniowym dotyczące oceny rynku i zachowań nabywców mieszkań. Przeprowadzone badania pozwoliły na określenie struktury oferty mieszkań sprzedawanych przez deweloperów oraz preferencji osób nabywających lokale na rynku pierwotnym w Poznaniu. Zestawienie rezultatów badania pozwoliło stwierdzić, że na rynku istnieje dość duża rozbieżność pomiędzy ceną ofertową 1 m2 powierzchni mieszkaniowej a oszacowaną przeciętną ceną akceptowalną przez nabywców, a także to, że na rynku pierwotnym w Poznaniu istnieją dość duże niedopasowania pomiędzy ofertą deweloperów a preferencjami osób zainteresowanych kupnem mieszkania. Może to rodzić poważne konsekwencje dla rynku (po stronie popytu może utrwalać niekorzystną jego strukturę, po stronie podaży m.in. kłopoty ze sprzedażą części mieszkań, a co za tym idzie – pogorszenie wskaźników rentowności inwestycji).
Poznan housing market belongs to dynamically developing local markets. Recently, you can hear more and more opinions about the improvement of the market situation − growing housing demand, more apartments offered for sale, and a higher level of prices for new premises. Bearing in mind the quoted opinions, the aim of the article was to present the situation on the local housing market in Poznan in 2013-2017 and in the first quarter of 2018, in terms of supply and sale prices of flats and local housing demand. The basis for consideration are studies of the housing offer conducted within the monitoring of the local housing market and surveys conducted among 25 developers representing the supply on the housing market regarding the market assessment and the behavior of home buyers. The research allowed to determine the structure of the offer of apartments sold by developers and the preferences of people purchasing premises on the primary market in Poznań. A comparison of the results of the study let to confirm that there is quite a big discrepancy between the offer price of 1 sq m of housing space and the estimated average price acceptable by buyers, and the fact that there are quite large mismatches between the developers’ offer and the preferences of people interested in buying an apartment in the primary market in Poznań. This may have serious consequences for the market (on the demand side, it may consolidate its unfavorable structure, on the supply side, among others, problems with the sale of some flats, and, as a consequence, worsening investment profitability ratios).

Introduction: Local governments should see striving for a sustainable development of their towns, cities, municipalities and communes as a key policy objective. Achieving that objective requires that the needs and preferences of local communities are properly identified and recognised in various areas, including the housing market – a specific segment of the real estate market that is characterised by its locality and uniqueness, and which serves to accommodate the needs of households, both the basic ones (such as physiological needs, security or belonging) and those higher up the hierarchy (such as esteem or self-actualisation). Aim of the paper: This paper presents data on dwelling size preferences in the local housing market in Poznań, showing that such preferences remained unchanged over 2010-2021. The paper identifies housing affordability as a potential limiting influence on such changes and a factor that may negatively affect the sustainable development of both the city and its population. Materials and methods: The paper uses relevant aggregate data on the real estate market, including those found in publications from Statistics Poland (GUS) and the National Bank of Poland (NBP), and the results of research conducted by the Poznań University of Economics and Business, Department of Investment and Real Estate. Results and conclusions: The results show that the local housing market saw no changes in dwelling size preferences over 2010-2021.On average, dwelling units bought are not big – they have two or three rooms and an area of around 50 sqm. This is caused by relatively low housing affordability in Poznań (too low incomes in relation to dwelling prices), giving rise to concerns regarding proper and sustainable development of local communities going forward.

Introduction/background: Pursuing sustainable urban and community development should be a key objective for local governments. The needs of the current generation should be accommodated in a way that respects the environment and accounts for the needs of the generations yet to come. It also calls for the need to plan for and maintain a sustainable market for residential properties - a specific real estate market segment that is characterised by its localness and uniqueness and which serves to accommodate the needs of households, both the fundamental ones (those relating to physiology, safety and belonging) and those at a higher level (such as recognition and self-fulfilment). Aim of the paper: This study is meant as a contribution to further research and its purpose is to present certain developments in the local primary housing market over 2016-2020 and identify potential problems that could have an adverse impact on a sustainable development of both the city concerned and its population. Materials and methods: Our discussion here is based on real estate market data, including those found in publications from Statistics Poland (GUS) and the National Bank of Poland (NBP), and on research conducted by the Poznań University of Economics and Business, Department of Investment and Real Estate. Results and conclusions: Our research shows that the local primary market for residential real estate in Poznań is on a dynamic growth path, driving up supply, demand and, consequently, prices. While this is welcome news for many market stakeholders, it also gives rise to legitimate concern about the proper and sustainable development of local communities going forward.

Introduction/background: The implementation of modern technologies in the real estate market is a phenomenon that has been observed for several years in global markets. The emergence of solutions favouring the digitalisation of the relatively change-resistant real estate sector is a response to the changing needs and preferences of customers in this market. Taking up the topic within the framework of PropTech in the local real estate market aims to contribute to the discussion in this area and to identify opportunities for the uptake of new technologies in Polish conditions. The area of real estate development activity in the residential market with regard to the use of modern technologies in the business was selected for analysis. Aim of the paper: The main aim of the paper is to analyse to what extent developers are aware of and interested in modern technologies. The 3 following goals were adopted: G1: assessment of the developers' state of knowledge in the field of modern technologies (PropTech); G2: identifying areas that, in the opinion of developers, have the greatest potential for implementing modern technologies; G3: perspectives for the use of modern technologies in the studied areas. Materials and methods: In order to achieve the intended goals, a survey questionnaire was carried out among developers on the real estate market in Poznań. Results and conclusions: As the survey shows, the development of Proptech for developers is still at a rather early stage. Despite the fact that, in their opinion, customers already have expectations in terms of modern technologies and pay attention to environmentally friendly solutions, they use the available solutions only to a small extent, as if forgetting (or not knowing) that the possibilities for implementing modern technologies are much greater and cover many more areas.

The real estate market is considered to be one of the least technologically advanced markets. Despite this, attempts are made to implement modern technologies referred to as Prop-Tech. The aim of this study is to assess customers’ expectations in the use of modern technologies in the process of buying and subsequent use of flats on the local primary residential real estate market. The study has been conducted in order to achieve the above-mentioned goal. A survey questionnaire was used as a research tool. The subjects were young people (up to 35 years of age) from the area of Poznań (non-random sample selection, sample size n=220). Based on the research, it can be concluded that there is a large group of customers that are aware of modern technologies and claim that they would be willing to pay more for the technologies they choose. Probably this number could be increased if the buyers were pointed to specific savings from investing in modern solutions. The adopted spatial scope (city of Poznań) results from the specificity of this research area. And although there are no substantive grounds for major generalisations, taking into account the size of the market in Poznań, it can be assumed that in other large Polish cities customer preferences are similar.

Introduction/background: The residential property market is in a state of constant flux, largely a consequence of the intensive development and increasing availability of modern technologies termed PropTech. Relatively resistant to change, the real estate sector is undoubtedly undergoing a technological revolution. PropTech affects the activities of entities that create both supply and services on the real estate market. In addition, it also affects the customer. Aim of the paper: The aim of the paper is to identify the attitudes and preferences of primary apartments buyers regarding the use of modern technology (PropTech) by developers in the local residential property market. Materials and methods: The tool was Internet survey questionnaire. Originally, a face-to-face study was planned, but due to the constraints of the pandemic, it was not possible to reach respondents directly. In some cases, the “snowball” method was also used to increase the sample size. Results and conclusions: The preference surveys that have been conducted and presented are a contribution to further research work in this area. The results obtained show that the most popular solutions are those that are relatively easy to achieve and do not pose a great challenge to developers, for example. In contrast, those related to digital tools came in last place. Further questions also arise. To what extent, in a situation of relatively expensive housing, are buyers willing to pay for modern solutions. Environmental awareness, such as the use of solar energy or rainwater harvesting, may be at odds with the purchasing capacity of households. To what extent can buyers trust modern technologies without worrying about, for example, lack of energy to use appliances. These and probably other questions require further research in this area.
