Having a home of one’s own was enumerated by Hobcraft and Kiernan (1995) as one of the five pre-conditions for the entry to parenthood in industrialised eco- nomies. The importance of home ownership for the decision to become a parent has not been investigated for Poland, however. This article aims at filling partly this gap through examining the relationship between home ownership and first birth among Polish women born 1971–1981. This research issue is considered to be important due to a decline in the number of dwellings completed each year as well as the enormous increase in housing prices that were observed in Poland after 1989. Our empirical findings point out a strong and positive relationship between home ownership and entry to motherhood. More in-depth analyses show that this result is mostly to be attributed to the fact that parents-to-be condition the realisation of their childbearing plan made in the past on becoming a home owner. It is to be noted, that rental accommodation is a far less attractive option for persons planning a child, as is the residence at parents’ dwelling. These results are largely consistent with empirical findings of other researchers investigating this issue in other industrialised economies and suggest that difficulties with a home purchase are one of the reasons for fertility postponement in Poland.

The article presents students' expectations regarding changes in the housing market after the COVID-19 pandemic. The need to switch to remote teaching was very often associated with the need to change the place of residence or return to the family home of students. This was related, directly or indirectly, to their economic situation, which deteriorated due to the loss of their job or the need to change jobs. When preparing the research tool, the focus was therefore on the subjective expectations of students regarding rental conditions after the pandemic, regarding not only rental costs, but also changes in lease agreements. During the survey period, respondents were already studying remotely, so it can be assumed that they have already developed some strategies and tactics regarding the issues covered by the survey. The article aims to signal and illustrate with available data the diversity of expectations regarding fees and provisions in lease agreements, taking into account the demographic and economic characteristics of respondents. The aim of this study was not only to demonstrate the diversity of expectations of changes in residence, rental conditions, or the amount of fees caused by the pandemic, taking into account the employment and gender of the respondent, but also taking into account their activity in the labour market. The analysis of the relationship between the expectations declared by respondents and their demographic characteristics was carried out using a correlation analysis. The analysis made it possible to verify the research hypotheses on the existence of correlations between the respondents' characteristics and their (1) assessments of changes in the place of residence, (2) expectations regarding provisions in rental contracts, and (3) changes in the level of housing fees caused by the pandemic situation.

The COVID-19 pandemic represents a combined supply and demand shock to the financial and housing market but also an unusual negative shock in terms of the health of society (households) and national economy. The fall in housing demand was initially assumed together with price decreases as a consequence of the uncertainty of the health of society, significant falls in stock markets and corporate solvency. However, the results of research in selected Polish cities do not indicate such a significant market recession. This article examines the housing price dynamics and forecasting in Polish cities during the COVID-19 pandemic. The TRAMO/SEATS and ARIMA models were used for the decomposition and forecasting of dwelling time series. The Polish housing market, represented by selected local housing markets, still shows a growing trend despite the COVID-19 pandemic throughout 2020. The housing market may slow down in 2021, but the strong forecasted growth trends in Warszawa and Poznań suggest that there will be no significant price decline in Poland in the near future.

Purpose: The aim of the study is to determine the costs of maintaining a dwelling by retirees and disability pensioners compared to other households in the years 1993–2019. Design/methodology/approach: In order to determine the amount of housing costs for retirees and disability pensioners as well as for other households, the author has collected data on the costs between 1993 and 2019 based on the publication of the Central Statistical Office (now known as Statistics Poland) entitled “Budżety gospodarstw domowych” (Household budget survey). Findings: The costs related to the maintenance of a dwelling constitute the second largest group of expenses following consumption. The cost analysis in the period between 1993 and 2019 showed a constant increase in housing costs, with the largest group of costs being those related to heating. On the other hand, the highest cost growth dynamics was related to water expenditures. The housing expenditure of retirees and disability pensioners was the highest or one of the highest among all the surveyed groups of households, which results, among other things, from the lack of adjustment of the living conditions of seniors to their needs (in terms of the number of rooms, flat area or architectural solutions), as well as from the poor technical condition of the dwellings, which also translates into higher maintenance costs. Originality and value: The issue of the cost of maintaining a dwelling by seniors is not frequently discussed in the scientific literature. The main areas of research concerning the elderly in the context of housing resources are most often related to architectural maladjustments. However, the topic of increasing housing costs in senior households is an important social problem and should be the subject of more research and analysis.

National housing market is one of the first business branches which suffered an economic slowdown due to the global economic crisis started in United States of America in 2007. In this study author presents a situation of the primary housing market in Elblag and evaluates its development prospects in upcoming years. The research hypothesis is that the external factors related to the macroeconomic issues and Elblag's internal problems, cause constant decline in prices of new housing, similarly to other Polish cities. To confirm the presented hypothesis and the evaluation of development possibilities, the author studies housing transaction price fluctuations for the properties built and sold by developers from 2008 till the first quarter of 2012. He also analyse demographic situation of the city, mortgages market and changes in GDP and GDP per capita over the past few years.

This paper analyses the spatial dynamism of price changes in the housing market in Olsztyn. A geographically-weighted regression was used to examine the relationship between price changes in time and features of properties that describe specific technical and functional parameters. Data from 2007-2015 obtained from RCiWN were used to construct one exponential GWR model as well as separate models for each year under analysis. The results are presented in background maps.

Purpose: The aim of the study is to characterise and interpret the impact of the coronavirus pandemic (COVID-19) as an unexpected stimulus on the participants of the housing market. The research was designed not only to obtain knowledge about contemporary market trends (the cognitive aspect) but also to support market entities in shaping optimised investment and housing decisions (the practical aspect). Design/methodology/approach: The research is based on official statistical data describing transactions on the housing markets of two selected European countries and their cities – Poznań (Poland) and Varna (Bulgaria), in the period between 2018 and 2020. The methodology of comparative analysis has been applied to purposefully selected case studies. Furthermore, the authors have drawn on the possibilities offered by the analysis of the activity and volatility of transaction prices on housing markets. Findings: The COVID-19 pandemic had a significant, yet short-term impact on the functioning of residential markets in Bulgaria and Poland in 2020 (based on Varna and Poznań). The dissemination of global information concerning the scale of the epidemic has most severely disrupted the activity on both the primary and secondary housing markets in Bulgaria. The secondary housing market in Poland reacted in a similar way, which resulted in a significant instability of the trend. The primary market in Poland turned out to be relatively most resistant to the stimuli related to the pandemic situation. What is common for both analysed countries and cities is a change in the shape of house price indexes in 2020 compared to 2018–2019. Originality and value: The research is a part of the contemporary trend of assessing the impact of atypical factors disrupting market trends. The COVID-19 pandemic disrupted the functioning of housing markets, forcing unprecedented global responses. The example of the comparative analysis of the two European countries presented in the article allows for indicating the directions and scale of rapid changes which reflect the process of sudden adaptation of societies to previously unknown conditions. Such analyses, which serve as ex-post evaluation to some extent, allow for better preparation of specialists in the field of housing market activities to meet the needs created by unusual stimuli. They also allow for more effective planning of measures to mitigate the effects of market shocks in the sphere of housing.

The construction of new housing delivers new living space, creates demand for land and construction materials, and also creates new jobs that drive the national economy. This paper addresses issues in the housing market in Poland and Slovakia with a special focus on similarities and differences.

This paper investigates residential mobility in Poland. The main focus is placed on determining the level of housing mobility in Poland, as well as finding statistically significant differences between various socio-economic groups. The research was based on microdata from the 2017 wave of the Household Finance and Consumption Survey (HFCS). The findings indicate that residential mobility in Poland was relatively low in comparison to other European Union member states, and there were statistically significant differences in housing mobility based on age, tenure status, income, wealth, level of education and the household’s composition. The study concludes that improving housing affordability is crucial for enhancing housing mobility in Poland.
