    The advancing degradation of the ecosystem and the occurring climate changes demand decisive action to be taken by citizens, aimed at levelling the results of the lack of balance between the natural environment and business operations. The growing importance of ecology is reflected on the international financial market in the form of green bonds. This article is devoted to green bonds which are a specific group of securities, namely ecological debt instruments. Despite the green debt being one of the most recent segments of the capital market, its very dynamic expansion can be observed year by year. The article is aimed at identifying the conditions for the development of the global environmental bonds market, specifically the factors stimulating and inhibiting the process. The article is a review in character and the following research methods were used in order to achieve the desired objective: analysis of subject literature and data analysis from the green bonds market, a case study, a descriptive and an inductive method.

    Zielony dług na szczeblu państwowym stanowi jeden z najmłodszych segmentów globalnego rynku finansowego. Obligacja ekologiczna sygnalizuje zaangażowanie danego kraju w zrównoważone strategie wzrostu niskoemisyjnego. Celem artykułu jest charakterystyka zielonego rynku obligacji rządowych oraz identyfikacja korzyści płynących z emisji skarbowych obligacji ekologicznych. Zastosowano następujące metody badawcze: analiza literatury przedmiotu oraz raportów, analiza danych statystycznych z międzynarodowego ekologicznego rynku finansowego, metoda indukcyjna oraz autorski materiał w postaci analizy przypadków zielonych obligacji rządowych. Proces badawczy pozwolił potwierdzić, że obligacja ekologiczna emitowana przez rząd stanowi perspektywiczny instrument globalnego rynku długu. Wśród najważniejszych stymulant emisji zielonych obligacji skarbowych można wyróżnić: mobilizację kapitału, rozwój zielonego rynku finansowego, popyt inwestorów i korzyści reputacyjne.
    Green government debt is viewed as one of the youngest segments on the global financial market. Sovereign green bond provides a signal of the country’s commitment to a low-carbon economy. The research objective of the article is to characterise the sovereign green bond market and identify the benefits from issuing sovereign green bonds. Research methods applied were: analysis of the subject literature and reports, data analysis from international ecological financial market, inductive method and author’s own didactic material containing case studies of selected issuances of sovereign green bonds. The research process confirmed that ecological bonds issued by governments constitute a prospective dimension of the global debt market. Among the most important factors stimulating the issue of sovereign green bonds there are i.a.: capital mobilisation, green financial market development, investors demand and reputation advantages.

    Green bonds are considered to be the next stage of market growth. This article looks at the benefits of green bonds and the positive impact they can have on the issuer and investors’ images as socially responsible entities. The authors present the evolution of the green bonds market and assess their observed and potential impact, taking into account public issues. They claim that green bonds are one of the easiest ways to attract investors and they potentially increase issuance size which in turn can contribute to lower costs of financing public tasks by local government.

    The author presents contemporary issues and current trends in the property market, including touching timely and important topic as sustainable development and applies it to the real estate market, especially the construction sector. The first part is a description of regulatory changes in the real estate and financial markets. You can find information on the deregulation of real estate professionals and new professions which have recently been in the field of real estate brokerage. In the second part, the author goes back to the definition of sustainable development, the beginnings of the formation of the concept, to be able to provide a description of the implementation of the concept of sustainable development in the real estate market, especially in the construction market. The last part is devoted to ecological construction, the so called passive houses. The author presents the examples of the construction and operation of passive buildings in Poland and the opinions of residents and builders. The article ends with the statement that rising energy costs in the future and the requirements of the European Union will be important factors in determining the choice of modern house buildings technology. Eco-building is now eco-efficient and economically justified.
    Autorka przedstawia współczesne problemy i bieżące trendy na rynku nieruchomości, dotyka aktualnego i ważnego tematu, jakim jest rozwój zrównoważony, i odnosi go do rynku nieruchomości, zwłaszcza do sektora budowlanego. Pierwsza część zawiera charakterystykę wprowadzonych zmian regulacyjnych na rynku nieruchomości i rynku finansowym, wpływających na kierunek rozwoju obu rynków. Można tu znaleźć informacje na temat deregulacji zawodów rynku nieruchomości oraz nowych zawodów, które wyodrębniły się w ostatnim czasie w zakresie pośrednictwa w obrocie nieruchomościami. W dalszych rozważaniach autorka sięga po definicje zrównoważonego rozwoju, po początki tworzenia się tej koncepcji, aby móc przedstawić opis wdrażania koncepcji zrównoważonego rozwoju na rynku nieruchomości, zwłaszcza na rynku budowlanym. Ostatni rozdział poświęcony jest budownictwu ekologicznemu, tak zwanym domom pasywnym. Zaprezentowane zostały przykłady budowy i eksploatacji domów pasywnych w Polsce, opinie ich mieszkańców i konstruktorów. Artykuł kończy się stwierdzeniem, iż rosnące koszty energii w przyszłości i wymogi Unii Europejskiej będą ważnym czynnikiem decydującym o wyborze nowoczesnej technologii budowy domów. Budownictwo „zielone” jest obecnie efektywne ekologicznie i uzasadnione ekonomicznie.
