Opis:
Risk is an inherent feature of property development projects conducted on the real estate market. Therefore, developers have to be able to manage risk using specific methods. This also refers to the category of logistics risk. In property development business, however, risk needs to be accurately identified before it can be quantified and adequate risk responses can be considered. These issues are addressed in the scientific paper, which aims to outline the risks encountered in the real estate market, with the focus on logistics risk. In particular, it constitutes an attempt to indicate possible applications of the risk management in property development enterprises as a way of supporting logistic activities undertaken by developers in investment processes. In addition to the theoretical deliberations, the findings of the empirical research conducted among the major property developers operating on the Polish market are presented.
Immanentną cechą projektów deweloperskich realizowanych na rynku nieruchomości jest ryzyko. Deweloperzy muszą zatem umieć zarządzać ryzykiem wykorzystując w tym celu określone metody. Dotyczy to również kategorii ryzyka logistycznego. W działalności deweloperskiej zanim jednak ryzyko zostanie skwantyfikowane wymagana jest jego dokładna identyfikacja, co następnie umożliwi właściwą reakcję na ryzyko. Kwestiom tym poświęcony jest niniejszy artykuł naukowy, którego celem jest przedstawienie problematyki identyfikacji ryzyka deweloperskiego ze szczególnym uwzględnieniem kategorii ryzyka logistycznego. W szczególności jego celem jest wskazanie możliwości wykorzystania zarządzania ryzykiem w przedsiębiorstwach deweloperskich jako elementu wspomagania realizacji działań logistycznych w procesach inwestycyjnych realizowanych przez deweloperów. Rozważania teoretyczne uzupełniają wyniki badań empirycznych przeprowadzonych wśród największych deweloperów działających na rynku polskim.

Background. Building Information Modelling (BIM) has been recently one of the most common issues discussed in publications related to innovative changes in the management of construction projects. The concept of BIM integrates all the activities related to the design, construction and operation into the ICT model developed and implemented within a communication platform. From the point of view of the project management theory and construction practice, the area of interest is integrated risk and change management based on BIM. Negative consequences such as delays and financial losses that are detrimental especially to public projects conducted by investors raise a question of whether and how implementation of principles of BIM in project management can improve management activities associated with risk in construction projects. Research aims. This paper aims to gain insight into the current state of knowledge about risk and change management in construction projects in terms of BIM implementation, and to set the direction for further research as well as to determine further research objectives related to this issue.Methodology. The arguments presented in this paper are based on the analysis of reference literature. Key findings: Risk is an issue in the concept of BIM that still needs to be systematized. It is necessary to develop an optimal way to integrate procedures, methods and techniques of risk management with other management actions within BIM. Change is perceived as one of the major risk factors and therefore the inclusion of change management processes into this system also requires the establishment of standards and methodical approach within BIM. Further research in this area should include past experience in the implementation of BIM in construction projects, the presence of risk-related procedures in this process and conditions of effective integration of management actions. From a practical point of view, it is also necessary to explore the willingness of entrepreneurs and investors to implement BIM, understood as a platform for communication, risk and change management as well as an optimal method for a systematized implementation of this process.

The methods are adapted to the specificity of construction companies, taking into account the main directions of their development. For the purpose of effective risk management, formalized functional structuring of risk management in construction is proposed, which will enable the implementation of management functions at two levels – executive and coordinating, with the help of a special structural component in the enterprise management system or a specialized unit in the organizational structure.

Objectives: The key aim of the paper is to outline the concept of integrated risk management in municipal construction enterprises, seen as a supportive function that facilitates the overall management of an organisation. What matters most, both in the theory and in practice, is the ability to use appropriate methodology in this respect. Such issues now constitute an integral element of public management in Poland. Research Design & Methods: A cognitive gap, identified in the scholarly literature, has served as a starting point for the theoretical and conceptual discussions addressed in this paper, in particular, within the scope of risk management methods. This paper contains a review of the literature on this subject. Deduction and induction have been used to formulate the conclusion. Another method employed in this paper is synthesis. The conclusions drawn in this paper result also from the observations made during long-term research into risk, including in the public construction sector, which has been conducted by the author at the University of Economics in Katowice. Findings: The concept proposed in this paper is the outcome of the author’s studies, conducted with a view to identifying solutions, both theoretical and methodical ones, in the area of risk management in municipal construction enterprises operating in Poland. Integrated risk management provides the basic framework for the concept which is drawn up as a result of the research. Implications / Recommendations: In its main body this paper presents a recommendation which consists of a modification of the general concept of Construction Risk Management (CRM) into Integrated Construction Risk Management (ICRM), with a simultaneous proposal that the general risk management concept (theory), which is followed by commercial companies (Enterprise Risk Management; ERM), should be implemented in municipal construction enterprises as well. The proposed solutions may then be transferred to the practical operations of such municipal entities or of public organisations at large (the utilitarian dimension of knowledge). Contribution / Value Added: This paper is an attempt to add to the theoretical background to risk management in the public sector, which refers, in particular, to New Public Management (NPM), the notion used by municipal construction enterprises in Poland.

An investment project as an undertaking for the future, more or less foreseeable, is a priori encumbered with the possibility of occurrence of disturbances. In recent years there have appeared significant changes in the scope of execution of construction projects, connected with the investment execution time, manner of financing, investors, and the environment in which the given project is executed. That fact determines the need, or even the necessity, to conduct the research into the issues of risk assessment and its utilitarian aspects. That problem applies also to construction projects, including water supply and sewage projects. An example of the project with all kinds of threats characteristic of such types of investments is the project entitled “Complex protection of the underground waters in the Kielce agglomeration.” The risk factors result from the complexity and specificity of that type of projects. The presented article is an introduction to the discussion on the issues of assessing the risk of execution of water supply and sewage projects. The intention of the authors was to present the specificity of that type of projects and the general identification of the risk factors accompanying them.

The article deals with issues concerning prequalification of investment risk factors in small and medium-sized construction companies. The previously developed Computer Program KNOWLEDGE MAPfor process management in a construction company will be enriched with tools for the identification, pre-selection and analysis of risk factors emerging in the course of implemented processes or planned and executed investments. In the article there are presented the Author's preliminary studies on perception of a potential risk in a building company, which constitute a basis to design a model of risk assessment.

The authors analyse the standardisation of risk management as an effective tool for the safety of design solutions in residential construction. The analysed regulatory documentation answers the question of achieving an acceptable level of risk. Within the framework of improving environmental management, the use of specific penalties looks quite natural. However, the primary purpose of ISO 14001 is to form a responsible attitude toward the environment and natural resources as the most crucial assets of economic activity. The article raises the issue that domestic standards cannot thoroughly guide risk analysts due to their lack of development and inconsistency with ISO 31000:2018 and ISO 14001:2016. It is necessary to develop a unique approach to risk assessment, de facto describing the interaction of different scenarios, which will ensure an increase in the environmental and economic effects in the field of housing safety.

The construction phase of oil and gas projects (OGPs) is a risky process and project managers face numerous challenges during this particular period. A proper risk analysis and management during the construction phase of the OGPs not only will affect the timely and successful operation of the project as a whole, it can also affect occurrence of risks in subsequent phases and overall economic viability of the project. As a result, via using extensive literature review, this study tries to answer the question of what are main risks involved in construction phase of OGPs and which methods are used for identifying them? The outcome of this research would likely be a valuable source for construction professionals to improve project performance while managing existing risks. It is also useful to avoid common problems that befall many project managers and will assist them to have a better understanding of risk management as part of a project plan.

Through rigorous analysis, it seeks to unravel the underlying elements, encompassing engineering flaws, material limitations, regulatory oversights, and human errors, which collectively or in isolation, led to these prominent mishaps. Through an amalgamation of empirical data, historical context, and contemporary discourse, this study seeks to not only comprehend the individual incidents but also to extract overarching patterns and lessons learned. The article describes the life cycle of a project and a construction investment process. Using the knowledge areas of project management methodologies, the authors focus on the elements of the risk management process. One of the main points of analyses was the selected methods of identifying risk factors. The focus was on the versatility, disadvantages, advantages and results of these methods for their use during a construction project.
