Creating and maintaining relationships is crucial for the business. Profiting form the relationship, however, does not occur automatically because there are many factors that determine the development of the relationship. The literature review leads to the conclusion that the key factor for understanding the buyer-supplier relationship is power and dependency. Power in relation means the ability to convince partner to act in the way, which alone would not have chosen. The consequence of power in the relationship is dependence one side from the partner and asymmetrical nature of relations. The purpose of this article is to show how a perception of power in the relationship affects the assessment of the condition of supplier-customer relationships. Results presented in this article relate to the construction industry, which is seen as an industry focused on short-term projects, which makes it difficult to build and develop relationships.

The construction is important in a market economy. From the development of the construction industry depends on large extent how the economy will function. Hence, the need for continuous monitoring of both –the market and the use of methods- that will objectively evaluate the quality of the construction companies. The paper contains consideration about usage discriminant analysis in financial audit of construction companies. 30 companies from construction sector, which are listed on the Warsaw Stock Exchange, were selected for study. The analysis encompassed financial data from balance sheets and from profit and loss account in the period from January 1, 2005 to December 31, 2012.

Functioning of the company in the conditions of the free market competition depends on its flexible reactions to changes and the response speed to perturbations in the unstable economy. Entities, which are not able to keep up with the current changes, enter the path of crisis in the company, which last stage may be the bankruptcy. The paper presents an attempt to use and evaluate five Polish models of the multivariate discriminant analysis in forecasting the threat of bankruptcy. The analysis was conducted for the years 2008 – 2013. For the study there were selected 10 construction and real estate development companies, listed on the main market of the Warsaw Stock Exchange, which profit and loss account is made in the calculation model and for which in the years 2012-2014 there were initiated the bankruptcy proceedings.

Business tendency survey of constructing enterprises has been conducted by Central Statistical Office since July 1993. The sample contains 3,5 thousand of public and private enterprises employing morę than 5 persons. Every month enterprises respond the questionnaire conceming - among others — present and futurę economic situation, order books, value of production and financial situation of the enterprise. This year there was a bi-yearly investment survey added. Both surveys are harmonised with the joint harmonised EU programme of business and consumer surveys. At the beginning of the paper the evaluation of the survey is done based on the comparison of quantitative and qualitative data. Time series were seasonally adjusted with XII Arima method. The results of the correlations between diagnostic and prognostic qualitative data as well as correlations between qualitative and quantitative data for totals are presented in the tables below. In most of cases the results of the correlations madę for raw data are a little better than for data seasonally adjusted. It could be caused by the high seasonality of data for construction. It was also checked that the results of the correlation are better for prognostic data not lagged or lagged one month only than for data lagged two or three months although prognostic questions concern the futurę three months. It indicates that it is easier for respondents to make a prognosis for a closer future than it is asked in the questionnaire. The results presented above allow us to use business survey results as a good assessment of the economic situation of the Polish constructing enterprises. The trends of the present order books and forecasted production are compared on Graph No 1. They show the rapid improvement of the business tendency till 1997 and its rolling adjustment in the following years. Similar tendencies are noted for other variables for totals as well as for enterprises divided according to the sector of ownership or number of employees. In the First years of conducting the survey the situation of public enterprises was better than of private ones. Since the present year the better position of private enterprises could be seen. It might prove the greater ability of private enterprises to adapt to changes of economic situation. The results of the survey conducted by the Central Statistical Office confirm the tendencies observed in the recent years — the improvement of the situation till its stabilisation in 1997 and then the broke of the pace of the increase since 1998. At the same time, since 1998, the slow down of the increase of prices has been observed.

Performance measurement of construction contracts belongs to the crucial activities enabling the improvement of processes in a construction company. The main aim of this paper is to evaluate and analyse performance management practices applied by contractors in the Czech construction sector. Original data were collected using a questionnaire survey and quantified through relative frequency of occurrence. These data have been supplemented by interviews with experts in the field in order to assess the importance of the individual criteria and other relevant performance aspects. The main findings illustrate differences in approach with respect to company size, as well as the most frequently used performance indicators and criteria. The study also focused on the performance measurement of subcontractors and the factors influencing contract success. The results show that large companies have already developed elaborate measurement systems and have sufficient staff for this purpose. Companies in the Micro&Small category show worse measurement performance, mainly due to the lack of qualified staff.

This raises the question of the nature and consequences of this phenomenon.

This article discusses the impact of economic, environmental and legal policies on management of the companies involved in investment projects in the area of industrial construction in Poland. Our empirical research relied on conducting a survey in a group of construction managers and experts. The survey involved 158 Polish companies from the SME sector dealing from the industrial construction. The questionnaire responses were thoroughly analysed and interpreted with the use of a method called exploratory factor analysis (EFA). The results provide an insight into successful management of investment processes realised by construction companies implementing projects in the area of industrial construction. The most important factors identified with the use of this research method turned out to be the availability of technology in a stable political system, stability of economic and tax systems, stable social policy, stability and transparency of the legal system and well-targeted environmental policies. In general, it can be stated that the effective management of industrial construction projects is influenced by the economic, environmental and legal policies of the state.
W artykule podjęto temat wpływu polityki gospodarczej, środowiskowej i prawnej na zarządzanie procesem inwestycyjnym w polskim sektorze budownictwa przemysłowego. Po pierwsze, dokonano przeglądu literatury z zakresu zarządzania projektami budowlanymi. Po drugie, artykuł odpowiada na pytanie, od jakich czynników zależy skuteczne zarządzanie projektami w budownictwie przemysłowym, ze szczególnym uwzględnieniem 3 kluczowych obszarów, tj. czynników prawnych, ekonomicznych i środowiskowych. W tym celu przeprowadziliśmy badanie ankietowe wśród 158 przedstawicieli kadry zarządzającej MSP zaangażowanych w sektor budownictwa przemysłowego w Polsce. W kwestionariuszu uwzględniliśmy zmienne, które choć już wcześniej znajdowały swoje odniesienie w rozmaitych ujęciach teoretycznych, nigdy nie były jednak rozważane pod kątem praktyki. Wcześniejsze badania dotyczą bardziej szczegółowych zmiennych, które niekoniecznie dotykają specyfiki ekonomicznej, prawnej i środowiskowej. My wprowadzamy zestaw zmiennych, które mogą być wykorzystane do pomiaru efektywności zarządzania. Nasze badanie obejmuje 8 pytań podstawowych scharakteryzowanych przez 122 zmienne oraz 5 pytań metryczkowych. Wyniki badania ankietowego zostały zweryfikowane eksploracyjną analizą czynnikową (EFA), która pozwala na redukcję liczby zmiennych i koncentruje się na kluczowych czynnikach wpływających na efektywność zarządzania projektami budownictwa przemysłowego. W pracy staramy się również w sposób bardzo rzetelny i szczegółowy pokazać samą metodę badania EFA. Ta metoda badawcza pozwala na sprawdzenie wstępnej selekcji samych pytań w celu zaprojektowania odpowiedniego kwestionariusza.

Każdy etap działania związanego z realizacją danej inwestycji wiąże się z pewnym ryzykiem, które wpływa na końcowy wynik inwestycji. Dlatego dla małych i średnich firm budowlanych bardzo ważne jest przewidywanie możliwości pojawienia się błędu w kolejnych etapach realizacji inwestycji oraz wykonanie prostej analizy wystąpienia ryzyka.
A problem of prequalification of investment risk factors in a small and a medium construction company has been presented in the article. Developed software KNOWLEDGE MAP for process managing in a construction company will be enhanced with tools for the identification, pre-selection and analysis of risk factors arising in the course of the implemented processes of planned and ongoing projects. Author’s research works made in the construction companies on the presented in the article subject are the basis for further surveys to be undertaken in these firms.

The article presents results of research concerning identification of organization schemes and management processes that make a small construction company function efficiently and hold against other entities in local markets. It was estimated to what extent the classic principles for organization and management are realized in a small construction company. Basic for that evaluation were the Toyota management principles and the HR organization principles as gathered and quoted by Rowiński. The research was conducted with the guided interview method, supplemented by CAWI (Computer-Assisted Web Interview) survey. Based on the information gathered the characteristics of organization and management of small construction companies active in the business of finishing works were described. The most important elements presented were the owner-employee relations, scope of activities performed personally by the owner, quality assurance methods for works, scope of cooperation with other entities, mode of customer acquisition and ways in which new technologies are adopted. It was found that there is large coincidence between organizational and management principles applied in researched companies, and the rules for the Toyota manufacturing processes, slightly lower coincidence was found in case of analysis of the rules quoted by Rowiński. The research has shown the large universality of the rules found in literature – these are largely accomplished, even without owners and employees having the knowledge about their exact reading.

The influence that general contractors and subcontractors have on the operation of a company is immense. Keeping this in mind, the authors have decided to develop and algorithm based on the analysis of partnering relations between construction companies that would select the best possible construction company for the purposes of cooperation. This algorithm, developed for a given construction company, is meant to support its decision-making system in the field of the selection of another construction company to cooperate with. The author has made references to earlier research, in which she had used the ELECTRE III method, and in which she bad analysed the possibility of applying the BIPOLAR method in order to solve the problem of the selection of a construction company to develop partnering relations with. The author provided an example of the calculations performed for a selection of construction companies.
Partnerstwo w odróżnieniu od konkurencji charakteryzuje się współpracą a nie rywalizacją. Partnerzy współpracują, dążąc do realizacji przedsięwzięcia budowlanego, które jest ich wspólnym celem, oraz do osiągnięcia obopólnych korzyści. Istotny wpływ na działalność przedsiębiorstwa budowlanego mają podwykonawcy i generalni wykonawcy. Z tego względu zdecydowano się na opracowanie algorytmu wybierającego najlepsze przedsiębiorstwo budowlane do współpracy podczas realizacji przedsięwzięć budowlanych. Ten algorytm, dla danego przedsiębiorstwa budowlanego, ma wspomagać jego system decyzyjny w zakresie wyboru innego przedsiębiorstwa budowlanego do współpracy partnerskiej. Autorka opracowała i przedstawiła w publikacjach model badawczy relacji partnerskich oraz opracowany algorytm wyboru przedsiębiorstwa budowlanego do współpracy partnerskiej z wykorzystaniem metody ELECTRE III. Wykonała przykład obliczeniowy dla wybranych przedsiębiorstw budowlanych [20]. Na podstawie rankingu zbiorczego metody ELECTRE III wskazała jako najlepsze do współpracy partnerskiej, spośród siedmiu analizowanych, przedsiębiorstwo numer 3 a następnie 7.

W artykule zaproponowano rozwiązanie problemu produkcji przedsiębiorstwa budowlanego kosztem udoskonalenia systemu zarządzania działalności inwestycyjno-budowlanej. W procesie realizacji projektu inwestycyjnego ustalono trzy etapy: wstępny, inwestycyjny i eksploatacyjny. Opracowano system jednolitego kontrolowania jakości budownictwa, który pozwala skrócić terminy realizacji projektu, podnieść jego jakość i wartość użyteczną.
The article proposes a solution to the production problem of a building company at the expense of investment and activity management system improvements. In the process of the implementation of the investment project three stages were established: preliminary, investment, and operating (exploitation). Uniform quality control system has been projected, therefore improving the quality and usefulness value.

Na podstawie wyników badań dokonuje oceny stanu bezpieczeństwa i ochrony zdrowia w przedsiębiorstwach budowlanych.
The author characterizes the process of creating the EU-27 statistics and the union model of incidents for statistical aims. The statistics of incidents as well as analysis of causes of their rise in Poland are shown. The kind of indispensable information based on received data defines state of safety and health protection in building enterprises and the tool to execution of investigations. On the basis of investigation results it was made the opinion about state of safety and health protection in building enterprises.
