Opis:: The Polish tourism industry has undergone a very significant revolution in the last ten years. Customers’ needs and expectations have changed together with the quality of the services provided. There has been a great transformation in the hotel market. Historic palaces, manor houses and castles, a great majority of which are located in rural areas, renovated and revitalised due to their hotel function, constitute an interesting sector of the Polish hotel market. The article focuses on the specifics of the market of historic residences with a hotel function, where fast-growing competition forces managers to use marketing concepts adjusted to the uniqueness of the product. Issues concerning pricing policies have been presented in a broader scope, along with the changes in the prices of hotel services in the historic palaces, manor houses and castles between 2002 and 2011.

Opis:: Celem poznawczym badań było pokazanie prawidłowości zachowań w przestrzeni miejskiej zamożnych mieszkańców Warszawy, których zaliczyć można do kształtującej się w Polsce tzw. klasy metropolitalnej. Wywiady zostały przeprowadzone wśród 132 mieszkańców luksusowych mieszkań. Lokalizacji apartamentów wynika w zasadzie z dotychczasowej struktury społeczno-przestrzennej miasta i subiektywnej waloryzacji przestrzeni Warszawy. Jednym z głównych motywów zamieszkania w apartamentach jest poczucie bezpieczeństwa, kolejnym, bardzo ważnym - "bycie między swoimi" oraz prestiżowy charakter miejsca. Mieszkańcy apartamentów w jeszcze większym stopniu niz pozostali zamożni mieszkańcy stolicy tworzą wokół siebie "osobne światy". Przede wszystkim izolowany, dobrze chroniony świat mieszkania i konsumpcji, a więc luksusowe butiki, malle, restauracje i puby, prywatne szkoły dla dzieci, a także świat dalekich i bliższych krajów, w których spędza się letnie i zimowe wakacje, nie licząc służbowych podróży. Między licznymi punktami zainteresowań w mieście, w którym żyją, przemieszczają się dobrymi samochodami, mając niewielki jedynie kontakt z tzw. życiem ulicy.
The objective of the research was to analyze the patterns of behaviours in the urban space of the rich inhabitants of Warsaw. The targeted group can be classified as members of the rising metropolitan class. The research covered interviews with 132 inhabitants of the luxury apartments. The location of the apartments in Warsaw is in fact the result of the former socio-spatial structure of Warsaw and the subjective valorisation of urban space. The research revealed that one of the main motives for choosing the apartments as a place for living was the need of security. Another reason given by the interviewee was a sense of belonging to the own class – sense of being in a “peer group” and the prestige of the place. The inhabitants of the apartments create “a separate world” around themselves. It consists of well secured, protected, isolated houses, luxury consumption, top restaurants, malls, pubs, private schools and travels to exotic, foreign countries (for business purposes or just for vacations). The inhabitants of the apartments have spots of interests in the urban space and they travel between these isolated points of the city in their luxury cars. Thus, these members of rising metropolitan class have very limited contact with the “life on the ordinary streets”.
