Opis:
Presentation of contemporary trends in development of such residential units as peripheral housing estates in large Polish cities, as exemplified by Warsaw, is the objective of the paper. Such units are compared with their counterparts being built in Berlin. Research was carried out in three housing estates in the western part of the Bemowo District of Warsaw, i.e. Lazurowa (developer J.W. Construction), Nad Jeziorem (developer DoR Group) and Villa L'Azur (developer Bouygues Immobilier Polska). The first two were completed at the turn of 2008/2009. The third is in the final stage of construction. All three are located inside immediate city borders. Within framework of research were carried out analysis of developers' materials, cartographic materials from the City Hall as well as field research. The results were juxtaposed with research made in 2008 in Berlin.

Wzrost inwestycji w budownictwie mieszkaniowym, swobodny przepływ towarów, usług, kapitału i ludzi, obserwowany po 2004 (kiedy w związku z przystąpieniem Polski do struktur Unii Europejskiej nastąpiło otwarcie rynku), dawał nadzieję na zmiany ku polepszeniu środowiska mieszkaniowego (warunków życiowych człowieka). Według statystyk, znaczna liczba mieszkań, jaka od tego czasu została oddana do użytkowania (jak również ich prognozowany wzrost w przyszłości), sygnalizuje wyraźne zmiany w sektorze mieszkaniowym. Mnogość inwestycji i wzrost konkurencyjności wśród ofert na rynku mieszkaniowym zmusiły bowiem część inwestorów, liczących na lepszy popyt i dystansowanie konkurencji, do uatrakcyjnienia swoich inwestycji. Artykuł opracowano na podstawie przeanalizowanych przykładów zrealizowanych budynków i zespołów zabudowy mieszkaniowej wielorodzinnej Wrocławia. Przedstawia on oferowaną przez najnowsze inwestycje jakość i stan środowiska mieszkaniowego . Ponadto dokonano analizy parametrów architektoniczno-urbanistycznych inwestycji. Pozwoliło to na podjęcie rozważań co do zmian, jakie zaszły w jakości środowiska mieszkaniowego – tych faktycznych i tych pozornych.
Increasing investments in housing development, easy flow of goods, services, capital and people observed after 2004 (when Polish market was open after accession to European Union), hope for better housing environment and living conditions has appeared. Large number of flats that was given to usage as much as forecasting future increase is a signal of distinct changes in housing sector. The number of investments and rapid growth of competitiveness in housing development offers force number of investors to create more attractive investments, so they can increase demands and surpass concurrency. This paper presents state of housing development and its quality level of offered infestations that was based on few examples of buildings and buildings complex of residential. Furthermore analysis of architectural-urban planning parameters of investments was confronted with current law, creates a field for further consideration about changes that was done in housing development environment – the actual and surface one.

The advertisements of new housing estates convince us of a new quality of the flat environment. The aim of the text is to present a cultural image of new housing estates of blocks of flats built after 2000. A dominant organizational form are housing cooperatives there. They were described through the prism of the organizational culture. The analysis of the content of opinions on the housing cooperative Internet fora was made, namely the analysis of the topics important for inhabitants, methods of their joint actions, norms binding in these communities and ways of taking social control. The studies included 30 opinions from the housing cooperative Internet fora from Gdańsk, Poznań, Warsaw, Wrocław and Łódź.

W Lublinie w wyniku zniszczeń wojennych i dużego zwiększenia gęstości zaludnienia, nastąpiła potrzeba wybudowania nowych osiedli mieszkaniowych. Szukano rozwiązania, które w możliwie najkrótszym czasie odpowie na nagłe zapotrzebowanie mieszkaniowe społeczności. Rozwiązaniem problemu okazała się między innymi Lubelska Spółdzielnia Mieszkaniowa (LSM), która składa się z siedmiu modernistycznych osiedli wielkopłytowych o unikalnych układach i podziale funkcji. W artykule podjęto próbę scharakteryzowania wybranych osiedli, porównania ich między sobą jak i podsumowania zalet oraz wad tak ukształtowanych układów urbanistycznych.
War damage caused high density of population and needs to build new housing estate in Lublin. City Government was looking for solution which replied for urgent requests. Lublin Housing Cooperative (LSM) was the solution of the problem. It contains seven most popular prefabricated modernist housing estates with unique urban planning solutions and division functions of estate. The article contains characteristics of selected estates, comparison of each to others and summary of the advantages of these urban planning solutions.

The aim of this article is to determine whether the modernization activities and investments carried out so far in Wroclaw's large housing estates are heading towards an ecological estate and whether they meet the requirements of sustainable development. The analyses were based on available literature and the author's inventory of housing estates in Wroclaw in terms of technical modernization of buildings and improvement of the functional and spatial program. This paper is a general review and the individual activities are connected to examples from other Polish and European cities, with particular emphasis on energy efficiency, ecology and adaptation of housing estates to contemporary challenges of civilization.
Artykuł ma na celu określenie, czy dotychczas wdrażane działania modernizacyjne oraz inwestycje realizowane we wrocławskich osiedlach wielkoblokowych zmierzają w kierunku ekologicznego osiedla, a także czy spełniają wymagania zrównoważonego rozwoju. Analizy przeprowadzono w oparciu o dostępną literaturę oraz autorską inwentaryzację osiedli we Wrocławiu w zakresie modernizacji technicznej zabudowy oraz poprawy programu funkcjonalno-przestrzennego. Praca ma charakter przeglądowy, a poszczególne działania odniesiono do przykładów z innych miast Polski i Europy, ze szczególnym naciskiem na kwestie energooszczędności, ekologii oraz adaptacji osiedli do współczesnych wyzwań cywilizacyjnych.

The aim of the article is to show the relationship between the Zandek housing estate and the community inhabiting it. Concentrating workers of Donnersamck steelwork, it used to be a perfectly functioning space of inhabitance. Nowadays, the inhabitants form a culturally diversified system. The problems are standard flats and social pathology. Though, it used to be the place of a specific culture. Today Zandek can be considered a cultural area because of the monuments placed here and an active nature of enthusiasts. Tradition, closed in the inhabitance space, helps to look for an identity and meet the needs of living in a safe and healthy environment. It is a factor stimulating the formation of formal societies that have a positive influence on the whole local community.

Proces rozwoju przestrzennego Rzeszowa następujący od końca lat 30. XX w. charakteryzuje się intensywną dynamiką. Głównym celem urbanizacji rozległych terenów było zaspokojenie głodu mieszkaniowego dla stale zwiększającej się liczby mieszkańców miasta. Planowanie struktury przestrzennej terenów mieszkaniowych następowało z uwzględnieniem aktualnych w urbanistyce tendencji. Ostateczny kształt osiedli mieszkaniowych jest wynikiem kompromisu idei oraz stale zmieniających się czynników społecznych, politycznych i gospodarczych. Struktura zabudowy osiedla mieszkaniowego Nowe Miasto w Rzeszowie jest odzwierciedla dynamikę czynników kształtujących współczesne polskie miasta.
The process of spatial development of Rzeszow, taking place since the late 1930s, is characterised by very intensive dynamics. The main purpose of urbanisation of the vast areas was to address the housing shortage for the continually increasing number of the city’s inhabitants. The planning of the spatial structure of the residential terrains took place with regard to the current tendencies in urban development. The final shape of the housing estates is the result of the compromise between the idea and the ever-changing social, political and economic factors. The structure of the ‘Nowe Miasto’ (‘New Town’) housing estate in Rzeszow reflects the dynamics of the factors shaping the contemporary Polish cities.

W artykule prezentowana jest problematyka przekształceń wielkopłytowych osiedli z drugiej połowy XX wieku, wobec współczesnych potrzeb ich kompleksowej odnowy. Autorzy prezentują na wybranych przykładach, analizę urbanistyczną funkcjonujących kilkadziesiąt lat osiedli. Ulegają one stopniowej degradacji, zużyciu technicznemu, a ich zagospodarowanie przestrzenne odbiega od oczekiwań mieszkańców, zwłaszcza w dobie zmiany modelu społecznego. Analityczne podejście do problemu pozwoli ukazać stan zjawiska oraz predyspozycje, lub ich brak, do przekształceń w ramach działań rewitalizacyjnych.
The article presents the problems of transformations of large-plate housing estates from the second half of the twentieth century, in view of the modern needs of their comprehensive renewal. They are subject to gradual degradation, technical consumption, and their spatial development differs from the expectations of residents, especially in the era of changing in the social model. The analytical approach to the problem will allow to show the state of the phenomenon and the predispositions, or their lack, to transformations as part of revitalization activities. The analysis of housing settlement will also allow to determine the potential range of necessary actions in this area.

The article is aimed to discuss the place of architecture in the space of ideas. The present work discusses a specific place, the Zaspa housing estate in Gdańsk, and refers to a specific person, namely, the author of artistic installations temporarily exhibited in the Zaspa housing estate. Also, the wider context of the specific situations in which the exhibitions were displayed is presented. The article attempts to answer the question of the importance of the quality of dwelling in the context of the quality of life of city dwellers. The work focuses on the subjective quality of life, identified most often with the feeling of satisfaction with life in its various aspects and with mental well-being. The quality of living, in turn, may be defined as satisfaction with the structure and functioning of the house and its commonly shared surroundings that constitutes the context of such living. The installations exhibited in the Zaspa estate discussed in the following article represent a potential area for activities with which to change the landscape and/or architectural elements of housing estates that refer to the living space. The essence of the research lies in the analysis of the place architecture occupies in a wider context of the intangible spaces. Homes can be perceived in a phenomenological way. It this case, the spaces of the house are inside us, just as we are inside them (Bachelard, 1994).

Artykuł przedstawia obraz poznańskiego osiedla Abisynia przez pryzmat wybranych charakterystyk jego mieszkańców. Abisynia składa się z domów jednorodzinnych, bliźniaków i tzw. willi miejskich. Analizę oparto na wynikach badań ankietowych gospodarstw domowych. Badania dotyczyły podstawowych kwestii związanych z zamieszkiwaniem, takich jak: liczba osób tworzących gospodarstwo domowe, liczba i rodzaj trzymanych zwierząt, używane środki transportu, aktywności podejmowane w najbliższej okolicy. Z analizy wynika, że Abisynia jest obecnie terenem wielofunkcyjnym, na którym jednak nadal dominuje funkcja mieszkaniowa. Wizerunek Abisynii jest bardzo spójny i w zasadzie niezmieniony na przestrzeni lat: zamieszkują tutaj przedstawiciele wyższej klasy średniej. Bolączki osiedla są podobne do tych, które charakteryzują inne polskie osiedla: jest zbyt wiele samochodów, a infrastruktura publiczna w niektórych przypadkach podlega przyspieszonej degradacji.
The article presents an image of the Abisynia housing estate in Poznań through the perspective of selected characteristics of its inhabitants. Abisynia consists of single-family houses, semi-detached houses and the so-called city villas. The analysis was based on the results of a household survey. The research concerned basic issues related to living, such as: the number of people in the household, the number and type of pets kept, means of transport used, activities undertaken in the immediate vicinity. The analysis shows that Abisynia is now a mixed-use area with the residential function still predominating. The social image of Abisynia is very coherent and basically unchanged over the years: the estate is inhabited by representatives of the upper middle class. Abyssinia’s tender spots are similar to those of other Polish households: there are too many cars here, and in some cases the public infrastructure is subject to accelerated degradation.

In this article we analyze the role played by materiality in the reproduction of caring practices in urban neighborhoods. Our theoretical aim is to show the capacity of social practice theory to combine and reintegrate the perspectives of sociology, anthropology, and geography through the concept of neighborhood caring, which refers to the behavioral, symbolic, and spatial dimension of people’s attitudes toward their neighbors as well as to the place they live in. Based on qualitative research in six urban housing estates in three cities, we want to examine four modes through which materialities are entangled in the invisible work of the everyday collective accomplishments of neighborhood well-being, that is: (1) integrating individual performances into collective endeavors of caring practices; (2) creating conditions for the orchestration (or disorganization) of practices of caring undertaken by a variety of entities (i.e., private and public, institutional and non-institutional); (3) being an element of social practice involved in the collective processes of negotiating and reflecting; and (4) delivering an emotional component facilitating or hampering day-to-day relations and interactions as preconditions of practices of neighborly care.

Artykuł ma charakter raportu dotyczącego osiedla patronackiego w Żychlinie. W małych miastach zakłady przemysłowe przez kolejne dziesięciolecia stanowiły podstawę bytu ich mieszkańców, budowały tożsamość miasta. Brak w Polsce sprecyzowanych i kompleksowych strategii rewitalizacji osiedli patronackich dostosowanych do lokalnych warunków i potrzeb. Małe miasta takie jak Żychlin borykają się z problemami dotyczącymi dużego stopnia emigracji i utrzymaniem satysfakcjonującego poziomu życia mieszkańców. W trakcie swojej historii osiedle rozbudowywało się i podlegało przebudowom. Choć czasy świetności ma już za sobą, to wciąż żyje duchem swojej przeszłości.
This article is a kind of report regarding a patronage housing estate in Żychlin. In small towns industrial plants have been essential for economical existence of local communities for decades therefore they have created town identity. There are no specified and comprehensive patronage housing estates revitalisation strategies, which are adjusted to local needs and conditions, in Poland. Small towns, like Żychlin have been facing emigration problems and keeping satisfying living standards for their residents. During its existence the estate has been expanded and rebuilt. Although the glory days are behind its, it is still alive with the spirit of its past.

This article presents the results of research into the sense of connection felt by the inhabitants of the Abisynia housing estate in Poznań for their place of residence. In the interwar period, Abisynia represented a typical affluent suburb of a large city. Today it is surrounded by apartment buildings. The research was conducted using a modification of Florian Znaniecki’s methodology, which was first applied in 1928. The methodology and results are presented in comparison with Znaniecki’s classical research. New methodological elements were employed, and the text indicates how they affected interpretation of the social processes taking place in a contemporary city. The inhabitants of Abisynia exhibited a very positive self-stereotype in their nearly enthusiastic appraisal of themselves and their neighbors. They were less tolerant of other city dwellers and of the city authorities. The contemporary inhabitants of Abisynia believe themselves to be a part of a more local social organization, of a type promoted by Znaniecki nearly one hundred years ago.

Opis:
Niezwykle trudno zdefiniować „wizerunek” miasta przyszłości. Jest on wypadkową pomiędzy uwarunkowaniami, potencjalnymi możliwościami a kreacją nowatorskich przestrzeni, wizjonerskich obiektów, które powinny zaistnieć opierając się na wysokiej technologii i rozwiązaniach proekologicznych. Problemy przestrzenne miast europejskich stają się pozytywnym bodźcem do korzystnych procesów, takich jak rewitalizacja obszarów miejskich, recycling terenów, przeciwdziałanie efektowi „rozlewania się miasta” i dbałość o przestrzenie publiczne. Miasto przyszłości powinno nie tylko ograniczać skutki sytuacji kryzysowych, ale podążać za rozwojem cywilizacji, stwarzać środowisko atrakcyjne, a także kształtować przestrzeń życia człowieka posługując się pojęciami takimi, jak miejskość i tożsamość.
It is extremely hard to define an image of the city of the future. It arises as a result between the determinants, potential opportunities and the creation of innovative areas, visionary objects that should arise based on high technology and eco-friendly solutions. Spatial issues of European cities become a positive stimulus for beneficial processes, such as revitalization of urban areas, counteracting the effect of “flooding city” and care of public spaces. City of the future should not only limit the effects of emergency situations. To follow the development of civilization it should create an attractive environment and shape the space for humans’ life by using terms such as urbanity and identity.

Opis:
W artykule zaprezentowano 5 wzorców urbanistycznych zabudowy miejskiej i osiedli mieszkaniowych: modernistyczny, miasto socjalistyczne, Grand Ensembles, postmodernistyczny i współczesny. Na tym tle przedstawiona została analiza historycznego rozwoju dwóch wybranych osiedli typu wzm: osiedla Grünau w Lipsku w Niemczech oraz im. Tysiąclecia w Katowicach. Analiza przeprowadzona została na podstawie takich zagadnień, jak: przesłanki do wybudowania osiedli, usytuowanie osiedli względem centrum miasta, wielkość terenu, gęstość zaludnienia, układ urbanistyczny, wnętrza osiedlowe, osiedle w kontekście jednostki sąsiedzkiej Perry’ego i strategie rozwojowe. Wyniki porównań wskazały na stagnację rozwoju w wyniku zmian ustrojowych i demograficznych osiedla Grünau, a ze względu na ciągły deficyt mieszkań – rozwój osiedla polskiego. Badania przeprowadzone zostały w ramach polsko-niemieckiego projektu badawczego nr 2010-21 (UE7/Rar-3/2011), podjętego przez Wydział Architektury Politechniki Śląskiej wraz z UFZ-Centrum Helmholtza, pt.: Wczoraj, dziś i jutro polskich i niemieckich wielkich osiedli mieszkaniowych. Studium porównawcze modeli rozwoju urbanistycznego i ich akceptacji na przykładzie Katowic i Lipska, finansowanego przez Polsko-Niemiecką Fundację na Rzecz Nauki.
The article presents four patterns of urban development and urban residential areas, such as the modernist, socialist city, Grand Ensembles, postmodern and contemporary. In connection of this background, presents an analysis of the historical development of the two selected ‘wzm’ type settlements, as Grünau in Leipzig in Germany and Millennium in Katowice in Poland. The analysis was conducted based on such issues as: premises for the construction of settlements, the location of housing relative to the city center, land size, population density, urban layout, housing units, settlement in the Perry’s neighborhood unit context and development strategies. The results of comparisons indicated a stagnation of development as a result of political changes and demographic of Grünau settlement, and because of the ongoing housing deficit, the development of Polish estate. The study was conducted within the Polish-German research project No. 2010-21 (UE7/Rar-3/2011) undertaken by the Faculty of Architecture of Silesian University of Technology together with UFZ-Helmholtz Centre, entitled: The past, present and future of Polish and German large housing estates. Comparative study of urban development models and their approval – examples of Katowice and Leipzig, funded by the Polish-German Foundation for Science.
