- The rapid growth of the entrepreneurship in Poland in the 1990s applies in a particular manner to the service sector. Abolition of the limitations to the estate market, coupled with the great demand for the new surfaces (both for commerce and housing), led to the emergence of the numerous estate agencies providing respective intermediation - mainly in large towns. The present paper, founded upon the questionnaire-based study conducted among the owners of the estate agencies in Warsaw and in the neighbouring communes, constitutes an attempt of characterisation of the primary location factors (as perceived by the owners of the estate agencies) and of the areas of the preferred translocations of these economic agents in the space of Warsaw. The estate agencies are distributed in the space of Warsaw according to their specific hierarchy of the location factor groups: i) transport-wise accessibility; ii) character of the closest vicinity of the agency; iii) local surface availability; iv) specific nature of services offered. Detailed analysis of the factors made it possible to establish that the most important of them, decisive for the location of the agencies in downtown Warsaw is, in the opinion of the agency owners, the representative nature of the surrounding (prestige of the quarter, image, „good address”). For the agencies functioning in the communes neighbouring with the capital city the most important are the planned investments of the town/commune, which can entail an increased number of customers. As distance from the centre of Warsaw increases, the significance of public transport in ensuring transport accessibility decreases, to the advantage of an own car. The analysis of translocation directions indicates a constant tendency towards concentration of the agencies in the central areas of Warsaw. Downtown Warsaw is also most frequently quoted as the goal area for agency location, both in case of those which are already functioning there (the wish of preserving previous location), and of the ones from the remaining communes of Warsaw (the planned change of location).
