Opracowanie to traktuje przede wszystkim o obrocie nieruchomościami gruntowymi w Łodzi, rozpatrywanym na tle całego rynku nieruchomości, z uwzględnieniem warunków ogólnopolskich i odwołaniem się do teoretycznych postaw funkcjonowania rynku nieruchomości. Szczegółowej analizie poddano zwłaszcza transakcje kupna-sprzedaży działek niezabudowanych na obszarze Łodzi w latach 2004–2005. Podstawowy cel pracy stanowiło ustalenie ogólnych właściwości rozkładów przestrzennych liczby transakcji kupna-sprzedaży i cen działek, odzwierciedlających preferencje przestrzenne uczestników rynku nieruchomości.
In this paper author concentrates on the land turnover in Łódź. The problem is shown as an element of the real estate market in general and with its theoretical basis as a background. Real estate market condition in Poland is also considered. The analysis concerns selling-buying transactions of plots in Łódź in 2004 and 2005. The main aim of the paper was to asses general trends in spatial distribution transactions and prices of the plots, which reflects real estate market participants’ preferences. Researches on real estate development in Poland in 1990–2001, based on the number of transactions authenticated by notary, show the growth trend. One can observed the considerable increase till 1997 (from 446 000 to 670 100 deals), and later on decrease (to 561 800 deals in 2001). At the same time this kind of transactions dominated in transactions authenticated by notary (57,7%). In real estate turnover the most popular were market transactions (66,9%), among them selling was on the first place. The Polish joining the EU in 2004 had the positive influence on the real estate market. Only in the same year the dynamic increase in selling-buying deals occurred. The spatial distribution of transactions, when voivodships are concerned, shows a significant differentiation. There were six voivodship with the number of transactions above state average – dolnośląskie, kujawsko-pomorskie, lubelskie, mazowieckie, śląskie and wielkopolskie. In Poland, as a whole the farm land transactions dominated in structure of transactions. It also occurred that real estate demand depended on their prices and their type. The specificity of Łódź real estate market is the result of city stormy history and present socio-economic situation. In period 1995–1999 one could see dynamic increase of the number of transactions. This tendency is visible also when analyze the lend register. The number of available on the market, free of building plots affects the number of investments. The spatial distribution of such plots in Łódź differs in various boroughs, but the longer distance from the center, the number is bigger. The way the plots are cultivated or used depends on their area. The most numerous are those up to 0,5 ha, specific for boroughs of northern part of central zone and nearby. Vaster plots concentrate in the southern part of central zone and on peripheries. In period 2004–2005 in Łódź there were 946 selling-buying free of building plots transactions. Deals were made, although Łódź did not have land-use plan. The spatial distribution of transactions strongly varies, but the most of the boroughs indicate their number below average. There is correlation between supply and number of deals. As far as prices are concern one can observe even stronger spatial differentiation and strong tendency to increase during the presented period. In conclusion one can say that during transformation period real estate market in Łódź has developed dynamically and its importance has increased.

A specific spatial structure of Łódź’s residential resources was distinguished in Łódź in the age of political transformation. Different features of these resources (336,1 thousand apartments in 2008) create different spatial patterns, which are usually highly variable. A synthetic approach is justified in this case, as this issue was not frequently subject to independent study. The object of this study is valorization and spatial typology of Łódź’s residential resources in conditions typical for the transformation period. The multivariable analysis of these resources involves distribution and intensity of residential development, its dynamics (in years 1988−2002), its age, types of ownership, as well as size of buildings and apartments, technical facilities in the apartments and population density in the apartments. Specific features of residential resources were investigated according to data from 2002 national census. The city was divided into 61 housing estate units. During the valorization of residential resources, a synthetic variable, being the function of 13 diagnostic features which are the stimulants of residential standard, was used. In order to elaborate the spatial typology of residential resources, the K-mean method was used, as one of the most effective iterative optimization methods used in numerical taxonomy. There were 19 typological features distinguished.

In the period of economic transformation an intensive development of market services in ¸ódê was conducive to creation of their new spatial arrangement. This arrangement, in case of the majority of basic features of market service firms, as well as their workers, stand out- in the cross section of the geodesic areas- by means of enormous spatial differentiation. As a result, the problem of synthetic depiction of different spatial arrangements of such type of variables gains a special meaning. Its solution is enabled by complex spatial typology of market services.

Functioning of the public housing industry in Łód is an object of this paper, with special returning the attention to his development and diversifying the housing stock and their users. Conducted examinations showed that the public construction constituted the peculiar form of the housing industry, functioning on distinct legal grounds. Development of this construction, intended for families about lower incomes, took place in Poland only in the period of a systemic transformation. Operating in Łód , Company of the Public Construction (WTBS), which was obligated to live 2 July 1997, is a limited liability company with the single participation of the city hall. As a result of his investment activity led in 1998−2009 years in the city 27 rent houses counting 1 003 flats, used by 2 257 persons altogether were made. About an great interest in the construction of this type a fact proves, that to one built flat WTBS seven expecting families fell. For construction public, acting on the principle non profit, high technical requirements and restrictions of costs of the use are being put. Rents settled, applied in this construction, not have to cover only building costs of flats, but also costs of supporting them. Housing stock WTBS, built with the application modern, of energy-efficient technologies, they are representing the quite high standard generally, however to some extent are diversified. Well a conducted typology of analyzed buildings is reflecting it, being based on their seven typological guildhalls which are describing the age, the physiognomy and the size of houses. In it four types of buildings were distinguished. Field examinations showed that surrounding these buildings had been formed favorably; in addition a little bit the best possible conditions are prevailing in surrounding located houses on Janów than in the Centre. Flats in individual buildings WTBS aren't homogeneous. Based on the set of seven features typological, determining the size and populating flats, they allocated their four types. Questionnaire surveys conducted amongst residents of the public construction showed the high dominance of young families, most often with one child. The considered population is representing higher than more average in the city level of the education and the economic activity. Over the half of respondents judged its financial circumstances as good. Flats distrained at present, as well as buildings and surrounding them are meeting expectations of respondents. However the majority from them can see the possibility of the change of a current place of residence, if such a possibility arose. A format of the public construction, similar to solutions accepted in western countries (Great Britain, France), lets the population for satisfying housing needs about lower incomes, facilitating the implementation of the politics of the housing commune. Flats offered by the public construction are needed, but their supply isn't satisfying the demand existing in this field.

Opis:
The influence of religion on shaping the urban space has to be considered in at least two ways. Firstly, we have cities being created around the places of religious worship (Jackowski 2003, Beaujeu-Garnier, Chabot 1971). Secondly, we have places of religious worship created within the urban space. In both cases, we are dealing with the term of 2 religious space, which by analogy to S. Liszewski’s tourist space (1999) and A. Jackowski’s pilgrimage space (2004) can be defined as subspace of geographical space, created in relevance to its functions. It also seems that for the religious space of the city, its meaning defined by people is no less important than its functions. This article aims to analyze the changes of religious space in Łódź. The issue is presented in relation to the evolution of religious structure of Łódź citizens, from the early 19th century to present times. Various source materials have been used to create this article: census data, archive documents, interviews and questionnaires.
