Opis:
Upon the basis of the Tea Factory hotel in Sri Lanka the article shows how it is possible to create an exceptional tourist site and salvage a historical monument of vital importance to the local culture while respecting its original substance. The hotel belongs to the Heritance hotel chain owned and operated by one of the biggest Sri Lankan tour operators. The Heritance brand – name developed from the words ”Heritage” and “Inheritance” – welcomes guests to authentic and sustainable heritage destination sites and is dedicated to deliver an authentic and unique experience. The Tea Factory was established by a hotel industry tycoon and visionary Mr G. C. Wickremasinghe in the old tea factory at Hethersett Estate, Kandapola, Sri Lanka. The region has been known for decades for supplying the world with finest and best quality Ceylon tea – universally known trademark of the whole island. The adaptation of a huge steel industrial construction for a new hospitality function posed a big challenge to the architect Mr Nihel Bodhinayake. However all the specialists summoned to complete this task managed to conduct it with taking into consideration all the principles of conservation – maximum respect for the original matter, a distinction between the old and the new, the avoidance of glaring contrasts, and the preservation – albeit symbolic, in view of the introduced alterations – of the original industrial functions. Hotel The Tea Factory is the pride and joy not only of its owners – the Aitken Spence company – but also of the local community. As all Heritance Hotels and Resorts it is known for its dedication to sustainability. A core belief of this group of hotels is integrating sustainable policies and adopting best practices in environmental and social governance. This leads to enriching the lives of employees by providing a safe working and a better living environment. It also results in creating responsible citizens more cooperative and tolerable towards other communities as well as providing great economic benefits to the villagers. By turning an old and abandoned tea factory – once known for making teas of such quality that they were auctioned in London for 30 times the then average price – into a unique museum-like hotel, Mr G. C. Wickremasinghe and his staff managed to create a truly exceptional site, different from any network hotels built at present. Putting so much effort to save every remaining original part of machinery and of the building itself gave a splendid effect. Not only were there no alterations made to the façade and the exterior but also windows and woodwork are entirely the originals, as designed by British engineers. Many original items, photographs, sketches and documents are put on display all around the building. The original purpose of the site is addressed by organizing and running tea plantation as well as a small tea factory – equipped with old miniature machinery. Guests are welcome to pluck and make their own souvenir tea thus living the authentic experience of this vital Sri Lankan industry. The Tea Factory is a great example that demonstrates “how by cultivating local heritage and identity it is possible to play a prominent cultural role by enabling monuments to cease being an unwanted and costly burden and to obtain profits from their original character” as jury of the British Building Conservation Award stated. Converting the property into a hotel had prevented the disused factory from falling into dereliction and decay. Instead this exceptionally skillful revitalization and conservation project carried out in full accordance with the art of conservation and consideration for the historical monument guaranteed success. The hotel won multiple accolades and international awards, including 1996 South Asian Architectural Award, 2001 Asia Pacific Heritage Merit Award granted by UNESCO, 2010 Asia Pacific Property Awards for Best Construction & Design or 2012 PATA grand Awards for Heritage & Culture – to name only a few. The example of The Tea Factory hotel shows how skillful and adroit use of the assets of historical monuments can bring their owners not only deep satisfaction but also splendor and money. Old buildings can successfully serve completely new functions, very different to the ones they were designed for. However, it takes a real visionary and a person of an outstanding understanding of the issues of conservation and restoration to conduct such a project. How fortunate that the Hethersett Estate was lucky enough to become The Tea Factory…

Les sites historiques urbains et les monuments historiques particuliers peuvent jouer un rôle important dans l’animation des villes et des localités à condition d’une exploitation et d’une affectation de ces sites et de ces monuments juste et raisonnable. Leurs valeurs artistiques, le rôle éducatif et didactique qu’ils jouent dans la société, l’influence qu’ils exercent au point de vue émotionnel aussi bien qu’historique, pourraient constituer en plus d’une attraction valable pour les touristes du pays et de l’étranger, un foyer de rayonnement dans leur entourage. Car, comme il a été dit, les sites et les monuments historiques en question, ne sont pas seulement des documents de la culture nationale mais encore ils sont un facteur des plus importants dans la vie économique et, bien exploités, peuvent fournir une source d’intérêt sensible pour le pays et la société. Mais pour qu’ils puissent jouer ce rôle, ce qui, à l’heure actuelle, est entièrement réalisable dans le régime socialiste, il faudrait établir la coopération entre diverses disciplines et notamment attirer celle du tourisme. Car il semble que c’est justement le tourisme qui devrait s’occuper d’unir les efforts des conservateurs aux tâches économiques concrètes et de coordonner tous les services dans ce domaine d’activité. Les avances des fonds inévitables au début de l’entreprise seront vite compensées par l’affluence des touristes, qui agit toujours d’une façon favorable sur l’animation d’un centre urbain et souvent constitue le seul moyen à prendre pour développer les petites bourgades. iSur le territoire de la voïevodie cracovienne, où la zone de récréation occupe une grande partie de la région, le rôle des monuments historiques dans l’animation des petites villes et localités constitue un problème d’importance jusqu’alors trop peu considéré. Une analyse approfondie à base de la documentation fournie par le recensement des monuments historiques, vérifié et complété par les indications prises sur le terrain, permet d’en tirer des conclusions et de formuler des thèses,voire des motions, d’une portée générale. Elles ont pour but d’inclure la question de la sauvegarde des monuments historiques dans le plan économique de l’aménagement spatial de la ville, pour faire valoir son rôle dans le plan général. Notamment, la motion ci-contre semble être d’une importance essentielle: traiter de façon complexe le problème qui envisage le site historique comme l’un des éléments dans les débats économiques concernant le développement du pays.

Opis:
The author deals with problems connected with the preservation of cultural properties in the town of Cieszyn discussing in detail the particular buildings, starting from the Romanesque St. Nicholas rotunda through the Gothic townscape arrangements (going back to the 14th century), including such representative focal points as the „Piastowska” Tower or Black Friars Church up to the Renaissance burgher houses and the Baroque edifices of high architectural and historical interest. To be mentioned here deserve also some Neo-classical buildings as, for instance, the Larisch palace with its richly decorated interiors. The whole agglomeration of the town’s cultural properties is composed of buildings situated on the Castle Hill, eix churches and 150 houses. Actual state of preservation of Cieszyn cultural properties may cause well-reasoned misgivings about their future fates. A serious danger for them consists in emergence of ground waters, the advanced humidification and cracking of walls as well as in decay of plasters due to excessive salting. As by no means lesser as to their destructive effects are to be considered unapropriate use, reconstructions and repairs carried out in cultural properties in a manner not concurring with the conservator’s viewpoint. The wrongly planned construction of new buildings r e sults in disappearance of ancient town planning and historical pattern of the town. In this connection the author points to the necessity to undertake the many-step works which should be carried out at least within the two following stages: 1) scientific research accompanied by a town planning survey and historical documentation of more important objects, 2) working out of conservation projects. A stress should be laid on the fact that the problem of preserving of Cieszyn cultural properties is tightly bound with tourism as the town is sited on important touring route. Thus the author suggests the need to publish a guide book devoted to Cieszyn and its environments and to highlight the most interesting objects in collaboration with art historians аб consultants. A conclusion may be drawn that problems and conditions discussed by the author represent, unfortunately enough, by far not a solitary instance. Decrements in the monumental architecture substance, unappropriate repaire and „modernization” attempts can also be observed in other towns in this country. As the measures for bettering the situation might be proposed the accelerating of inventory and conservator’s recording works on cultural property as well as an appointment of District Conservator responsible for steady care over the Cieszyn historical monuments.
