The article discusses the present situation of Polish real estate market basing on European statistics. It indicates the problem of limited availability of housing and presents solutions implemented by the government and the private sector market. Results and Conclusion. Poland is one of the European countries with the highest rate of people living in overcrowded apartments or houses. The solutions introduced by the state in order to increase the availability of housing and allowing the alternative to buying a flat, encounter difficulties with spatial planning regulations. In the absence of sufficient support of the government private sector market see its chance for profit in constructing and renting apartments. Cognitive value. The article describes the phenomenon of a growing private rental, that could be a shift in dwelling characteristic of Poles and influence the housing market. It presents new forms of developments, showing the background of their creation.

Opis:
Integrated measurements of radon (222Rn) and thoron (220Rn) were executed in a Hungarian village, located in the vicinity of an abandoned uranium mine. The applied passive radon and thoron monitor was the RADUET which is based on a CR-39 track detector. The investigated 35 houses were one storey buildings made of bricks. The rock under the village is a gray-sandstone with an average of 136 and 77 Bqźkg–1 uranium and thorium, respectively. The detectors were mostly placed in the inhabited areas of the houses, such as bedrooms and living-rooms, at a height of 1–1.5 m close to the wall. The measurement periods were between December 2006 and May 2007 and between May 2007 and February 2008. Annual averages of radon concentrations were calculated applying seasonal correction factors to the results of the two measurement periods. The results show that the radon concentrations in the case of considerable part of the investigated dwellings seems to be significantly higher than the Hungarian averages for ground-floor houses (152 Bqźm–3). The thoron concentrations in some cases are also not negligible indicating that radon measurements which are sensitive to thoron can be misleading. Additionally, thoron can also be a contributor of extra dose.

The article explores the paradox of simultaneous coexistence in two worlds. It raises questions concerning Martin Heidegger’s notion of dwelling understood as constructing, building and managing both virtual and real spaces. The main thesis of the article is that it is impossible to reconcile the world of being with the virtual presence in the world of video games arising from human finitude: being toward death. The article also attempts at answering the question about the manner in which (in the framework of virtual dwelling) the narrative identity is constructed in games and about the role of imagination in media theatrics of game players’ activities.

Opis:
Contemporary challenges related to rapid urbanization, migration, deepening inequalities and climate change inspire to contemplate the future of dwelling. The article aims to present particular solutions in housing that use advantages created by the relation to the water. The aquatic neighbourhoods become a field of experience for residential architecture, where traditional systems are enriched with new elements and solutions. Some of these solutions can be brought back to the system and improve the overall catalogue of answers for the development of traditional dwelling. The analysis discusses contemporary housing projects 1998–2005 and includes: the program overview, basic numerical parameters, accessibility details and relation to the context. Current water-related examples are accompanied by a reference to standard solutions developed in the modern era. All presented designs use traditional components of dwelling program, grouping day zone elements and separate them from private spaces. In basic parameters development is visible in bigger areas of living space. In terms of accessibility housing on or close to water gives new opportunities, as well as in relation to the context. The paper presents research on different types of dwelling located by the water, with particular emphasis on functional and architectural advantages, which may be used to improve contemporary housing models. The proposed guidelines can be used in further studies on housing typologies in aim to develop more open and flexible spatial layouts.

housing policy
Opis:
A flat to live is one of the basic amenities, but also the one which is very costly to acquire, and that creates serious obstacles and limitations to purchasing own home. Lacking own place to live, on the other hand, means serious restrictions over the development of any individual or a family. Because of the social and economic functions that residential properties perform, most states do not leave the question of housing to market forces alone, but pursue own housing policy. Housing policy as a research discipline diagnoses differences in the dwelling capacity from the economic, social and technical perspective; it establishes the scale of housing demand and the level to which it is satisfied; finally, it determines the optimal deployment of public funds [Auleytner, Głąbicka 2000]. Housing policy is a targeted action undertaken by national and local state institutions, in which legal and financial instruments are employed to improve the housing situation. The actual legal and financial solutions depend on the approved goals and can be divided into ones shaping the demand or supply on the residential real estate market. Privatization of dwelling stock leading to a higher number of flats with owners is perceived as a housing policy instrument, which can quite easily (in a way that leaves the state budget unaffected) stop and reverse the progressing depreciation of the housing stock. This article presents the results of the privatization effort undertaken to sell the dwelling stock managed by the Olsztyn Branch of the Agency of the Agricultural Real Estate Properties in communes within the District of Olsztyn. The flats within the said stock were sold with rebates to individual owners. At the end of 2011, the number of flats taken over by the Olsztyn Branch of the Agricultural Real Properties and included into the Agricultural Property Stock of the State Treasury was 49647, of which 3999 were in the District of Olsztyn, mainly in the communes of Barczewo, Biskupiec, Purda and Jeziorany. The flats have different origin. Most originate from dissolved state farms (3506 flats) and from the State Land Fund (396 flats). The implemented privatization model, in which flats can be sold with reductions in the prices, has encouraged 94% of the future flat owners to make a preferential purchase. The remaining percentage consists of flats sold by tender bids or transferred free of charge mainly to communes. Owing to the above solution, the privatization of the stock of flats has almost been terminated, although this is true only about the flats from former state farms (flats which remain in the Agricultural Property Stock of the State Treasury account for 0.8% of the original stock) which were sold with reductions in the prices available to both persons renting the flats or former employees of state farms. Regarding the flats from the Land Farm, a narrower group of persons were eligible to apply for rebates, and the Agricultural Property Stock of the State Tre

The photo-essay aims at presenting selected characteristics of migrants’ dwelling (an untypical dwelling formation) such as: temporality, dialectics of openness on others and closeness in private space or poor material cul- ture. Authors’ interpretations these characteristics allow for redefining mi- grants’ dwelling as a non-home, a concept introduce as a result of their boar- der studies on dwelling cultures in the context of migration. A non-home is neither a simple nor a sophisticated anti-thesis of a home. It rather consists of a mixture of components, directly transferred from home and beyond. Interpretations of a non-home illustrate selected dimensions of contempo- rary transformations of culture. Presented photos were captured during our field study between 2007 and 2010 in Warsaw.

Kopanica, site 29, is situated on the eastern edge of a former glacial trough, which now channels the Obra River north, and the latitudinal Warsaw-Berlin ice marginal valley. 2003 archaeological excavations at the site revealed evidence of intensive Late Mesolithic settlement. Trenches located on the sandy and gravel fluvial terrace of the Obra and in the zone of biogenic sediments yielded a substantial flint assemblage and remains of a dwelling structure sunken into the ground. The structure was radiocarbon dated owing to a fragment of a burnt animal bone from the fill deposit. The radiocarbon date coincides with the results of technological and typological analyses of the flint inventory. The Mesolithic settlement at the site can accordingly be attributed to a stay of a group representing the Chojnice–Pieńków (post-Maglemose) culture in the second half of the Atlantic period.

Taking a practice theoretical approach and building on the research conducted with a group of people who live their lives on the streets of two Polish cities, this paper provides an account of the homeless city dwellers’ mode of emplacement. It offers the terms licensed, invisible, motile, material, relational, affective, and ad hoc mooring to describe how homeless people establish a place of and for various activities that make up their everyday practice of inhabiting the city. While highlighting the accomplishments of homeless places, the paper also underscores their tentativeness and instability. It situates the homeless mode of emplacement within a wider landscape of normative urban geography, against which the ways homeless people establish themselves in place are often judged out-of-place. It attends to the role that this transgressive potential plays in limiting homeless dwellers’ capabilities for mooring and considers how they might be enhanced.

Opis:
Aim/purpose – The article aims to show the housing situation, satisfaction with housing conditions and place of residence, and the use of renewable energy sources in urban households of Polish seniors. Design/methodology/approach – Direct research in the form of a survey questionnaire was carried out on a sample of 2537 households in 2014-2015 in ten Polish cities of various populations and sizes. In accordance with the research assumptions, the sample included persons over 65 years of age who took independent purchasing decisions in the market. In order to select the sample, the selective quota sampling procedure was used. The survey was conducted among participants of the University of the Third Age at state universities in: Warsaw, Kraków, Łódź, Poznań, Gdańsk, Katowice, Lublin, Białystok, Toruń and Wrocław, as well as among members of parochial clubs in parishes located in the Archdioceses of Warsaw, Kraków, Łódź, Białystok, Gdańsk, Katowice, Lublin, Poznań, Wrocław and the Dioceses of Warsaw-Praga and Toruń. Findings – The survey reveals that more than half of seniors’ households are satisfied with both the place of residence and housing conditions. The use of RES in seniors’ households looks slightly worse. Only 1.5% of all the surveyed households of persons aged 65+ invest in alternative energy sources to produce electricity and heat. Financial problems are the key barrier to the development of RES-related projects in their households. Research implications/limitations – Given the limited financial capacities, the study of housing conditions and the use of RES among people aged 65+ was confined solely to seniors’ households in the largest Polish cities. In those households, a relatively low share of RES often results from inadequate technical conditions for the connection of RES installations. Rural households generate slightly more electricity and heat from RES. Originality/value/contribution – This is one of the first studies published in Poland that attempt to provide some insight on RES used in urban households of people aged 65+.

Cableways have some potential to be used in urban public transportation, particularly uni-directional aerial cable cars with circulating cabins, called gondolas. They have several advantages, but two major problems must be solved: the capacity and the operating speed are not competitive when compared to other means of urban mass transport because of boarding procedures and slowing down and accelerating on intermediate stations. In this paper constructional solutions are presented. Boarding takes place on at least two platforms; these could be on the same level or on separate levels. At intermediate stations certain cabins are diverted to the extra platform while the majority of cabins travel with unreduced speed. Following this constructional approach, the nominal capacity of gondolas could be doubled while increasing the operational travel speed on lines with lot of intermediate stops.

Linguistic Image of the World

brand communication
Opis:
Dwelling is one of the practices that builds the lifestyle of an individual who selects convenient, usually consistent elements from the entire range of communication offers. Analysis shows how living space is organised and presented in new development investments. The aim of the analysis was to reconstruct images of modern housing based on the marketing communication which is presented on development companies’ websites. It was possible to distinguish repetitive narratives about flats and estates considered as spaces that perform functions and serve specific purposes. The concept of JOS (Linguistic Image of the World) was used for the analysis and facilitated the discovery of the representation of the perception of reality contained in language. The research was based on the vocabulary, phraseology and semantics of the texts. The analysis made it possible to perceive and describe five highlights in communication dimensions of living (location, design adaptation, safety, community and comfort). Capturing the relationship between linguistic and social elements and their meaning, significant from the point of view of creating meanings, has led to the conclusion that buying an apartment from a developer equals buying a specific lifestyle. Developers using communication based on social norms and aspirations offer the individual a coherent vision of a “better” future and an ideal life. Despite the slight differences between various estate investments, the picture of residence presented in the marketing communications is universal—it refers to a small catalogue of values.
