Opis:: The concept of real estate multi-product involves multi-functional development of an area, focused on the comfort of potential inhabitants, i.e. application of large areas where people may live, work, shop and spend their free time actively. This trend is observable at the Polish residential estate market, especially in large cities, including Wroclaw. The objective of the paper is to identify this type of investments at Wroclaw real estate market. The discussion is based on the analysis of specialist literature and case analysis. The selected examples reflect changing consumer expectations and aspirations concerning multifunctional nature of the offer they are provided with, i.e. their expectations and aspirations to obtain a welltailored real estate development multi-product.

Opis:: The focus of the study was on the analysis of the process of management of investment projects in housing development market by developers with consideration for a new approach to management. The study presents the effects of housing estate development in Poland, importance of housing estate to developer's activities and the process of real estate creation was analysed. The hypothesis of improved effectiveness of management in housing development and the effect of IT solution on facilitation and optimization of business processes that are performed in developer enterprises was verified. The results obtained in the study confirmed the hypothesis, leading to the conclusion that implementation of the IT system should substantially support optimization and controlling of the investment projects.
Celem pracy jest analiza procesu zarządzania projektami inwestycyjnymi na rynku nieruchomości mieszkaniowych przez deweloperów, z uwzględnieniem aspektu nowego podejścia do zarządzania. W pracy zaprezentowano efekty budownictwa mieszkaniowego w Polsce, znaczenie nieruchomości mieszkaniowych w działalności deweloperskiej oraz przeanalizowano zarządzanie procesem tworzenia nieruchomości. Zweryfikowano hipotezę o poprawie efektywności zarządzania w przedsiębiorstwach deweloperskich oraz wpływie rozwiązań IT na usprawnienie i optymalizację procesów biznesowych zachodzących w przedsiębiorstwach deweloperskich. Uzyskane wyniki potwierdzają przyjętą hipotezę prowadząc do konkluzji, że wdrożenie systemu IT znacząco będzie wspierać optymalizację i pełen controling realizowanych projektów inwestycyjnych.

Opis:: Introduction/background: The implementation of modern technologies in the real estate market is a phenomenon that has been observed for several years in global markets. The emergence of solutions favouring the digitalisation of the relatively change-resistant real estate sector is a response to the changing needs and preferences of customers in this market. Taking up the topic within the framework of PropTech in the local real estate market aims to contribute to the discussion in this area and to identify opportunities for the uptake of new technologies in Polish conditions. The area of real estate development activity in the residential market with regard to the use of modern technologies in the business was selected for analysis. Aim of the paper: The main aim of the paper is to analyse to what extent developers are aware of and interested in modern technologies. The 3 following goals were adopted: G1: assessment of the developers' state of knowledge in the field of modern technologies (PropTech); G2: identifying areas that, in the opinion of developers, have the greatest potential for implementing modern technologies; G3: perspectives for the use of modern technologies in the studied areas. Materials and methods: In order to achieve the intended goals, a survey questionnaire was carried out among developers on the real estate market in Poznań. Results and conclusions: As the survey shows, the development of Proptech for developers is still at a rather early stage. Despite the fact that, in their opinion, customers already have expectations in terms of modern technologies and pay attention to environmentally friendly solutions, they use the available solutions only to a small extent, as if forgetting (or not knowing) that the possibilities for implementing modern technologies are much greater and cover many more areas.
