Artykuł stanowi syntezę wyników kilkunastoletnich badań Autora nad rozwojem i struktura polskiego rynku nieruchomości. Obejmuje okres transformacji ustrojowogospodarczej kraju od 1990 r. ze szczególnym uwzglednieniem okresu przed i po wejściu Polski do Unii Europejskiej. Wywód poprzedzono opisem historycznym rozwoju rynku nieruchomości na ziemiach
polskich od XVIII w. do konca PRL. Relacja ta jest bardzo skrótowa ze względu na szczupłość dostępnych danych. Coroczne obroty rynkowe i transakcje pozarynkowe dot. nieruchomości analizowano w Instytucie Rozwoju Miast (dawniej Instytut Gospodarki Mieszkaniowej) na podstawie sprawozdań notarialnych udostępnionych przez Ministerstwo Sprawiedliwości. Inne zródła, głównie dane Głównego Urzędu Statystycznego, umożliwiają prezentowanie zasobu gruntów i budynków stanowiących przedmiot obrotu oraz strumienia pięniedzy przepływajacych w wyniku zawartych transakcji. Zbiorcza ocena zdarzeń zachodzących w badanych latach przeprowadzona została za pomocą metody SWOT. Podano argumenty za widocznymi zmianami zachodzacymi na rodzimym rynku nieruchomości po wejściu naszego kraju do Unii Europejskiej. W podsumowaniu zaprezentowano schematycznie cele i przekroje badań analitycznych rynku nieruchomości.
The paper is a synthesis of results of more than ten years' research conducted by the author and concerning the development and structure of the Polish property market. The paper covers the period of political and economic transformation of Poland which started in 1990, with particular emphasis on the period just before and after Poland's accession to the European Union. The discourse is preceded with a historical description of the development of property market on the territory of Poland from the 18th century till the end of the communist era. That description is very brief due to the scarcity of available data. Annual market turnover and non-market transaction related to properties were analysed in the Institute of Urban Development (formerly the Institute of Housing Economy) based on reports from notarial offices, made available by the Ministry of Justice. Other sources, mainly data from the Main Office of Statistics, make it possible to present the land and building resources that constitute the object of sales, as well as cash flows resulting from completed transactions. The comprehensive assessment of events in examined years was made with the use of SWOT analysis. The paper quotes arguments for visible changes taking place on Polish property market following Poland's accession to the European Union. In recapitulation, schematic objectives and profiles of analytical research of property market are presented. - Źródło:
