Opis:: This paper is devoted to the problematics of the transparency of the real estate market. The transparency of this market is evident in entering agreements. A large amount of objective data, to which all interested parties have access to, is a necessary condition for the market to be effective. The market is however effective when the process reflects the changes occurring on the market. The market of real estate is a vague market, which means that it is ineffective. In this paper, an attempt has been made to identify the characteristics of the causes and their occurrences of the low level of transparency of the real estate market. The methodics of the research on the transparency of the national market of real estate is applied by one of the most acknowledged advisory firms in the world.

Opis:: The concept of real estate multi-product involves multi-functional development of an area, focused on the comfort of potential inhabitants, i.e. application of large areas where people may live, work, shop and spend their free time actively. This trend is observable at the Polish residential estate market, especially in large cities, including Wroclaw. The objective of the paper is to identify this type of investments at Wroclaw real estate market. The discussion is based on the analysis of specialist literature and case analysis. The selected examples reflect changing consumer expectations and aspirations concerning multifunctional nature of the offer they are provided with, i.e. their expectations and aspirations to obtain a welltailored real estate development multi-product.

Opis:: The article assesses the development potential of the local housing property markets in urban and rural municipalities of the Olsztyn poviat (administrative district) in the Warmińsko-Mazurskie region. Using a synthetic indicator, a ranking of municipalities was drawn up for the years 2005-2011 based on the housing conditions as well as on demographic, economic and spatial conditions. Calculated synthetic indicators under the dynamic approach, i.e. for 2005-2011, as well as static approach, i.e. for 2011 alone, allowed for pinpointing the municipalities that have the potential and are developing - (Barczewo, Biskupiec, Dobre Miasto, Olsztynek) as well as municipalities without the potential and and showing no change in this area - BA type (Jeziorany). A lack of statistical significance between the synthetic indicators of local development and the development of local housing property markets has been shown.

Opis:: It has been observed that despite the instability of financial markets, there has been growing interest in property investment in the real market. Trends observed so far have confirmed the revival of interest in real estate investment despite the downturn in the securities markets. The authors of this paper attempt to assess the attractiveness of the investment property market in Poland during the recession years of 2007-2011, indicating the market parameters allowing to evaluate the attractiveness of real estate as an investment vehicle. The context of direct investment in commercial property market in its major segments: office, retail, and warehouse is also included. The adopted thesis states that the tendencies of the progressive integration of property market with the capital market contribute to the increasing role of property as investment assets.

Opis:: Housing market develops in keeping with economic situation. In this paper the author seeks to explain the market mechanisms observable in the crisis period, and Poznań local housing market serves as an example. Studying housing offers on the secondary market in Poznań in the crisis period led the author to the conclusion that it was subject to numerous and diverse changes. The main motive behind flat purchase was price, while other factors played less significant role in the decision process. However, considering the changeability of conditions, the offer structure analysis cannot deliver satisfactory and unambiguous results if basic analytical tools are used. Housing market in crisis should be studied with the use of more advanced and sophisticated research tools. It is distinctive of the housing market hit by crisis that there is a significant supply surplus. Thus observing the evolution and tendencies within housing offers is an important issue. However, it seems to be much more interesting to find answers to the following questions: How do customers act in such a situation? What are their preferences? How do they evaluate offers and choose the flats? These essential sociological issues demand proper tools and research techniques. The author believes that this housing research direction is most legitimate from socioeconomic practice perspective. The results of such qualitative studies supervised by the author in the years 2011-2012 proved the usefulness of this more proper (yet more timeconsuming) research approach within local housing market analysis [Housing needs of the local housing market and ways of their satisfaction, 2012]

Opis:: The issues researched in the article consider the basic issues connected with evaluation of economical effectiveness of investments in commercial estates. Disadvantages of traditional methods that have been used in economical effectiveness evaluation of investments contributed to seek for "improved" ones. The results of this search are a real option, which enables the investments in real assets to be formed and financially evaluated innovatively. During their's short history real options become more and more frequently used for the evaluation of investments in commercial estates. Practical application of real options for the evaluation of economical effectiveness of investments is determined by specific features of the investment evaluated.

Opis:: Alokacja środków za pomocą funduszy inwestycyjnych rynku nieruchomości cieszy się coraz większą popularnością wśród inwestorów na świecie. Najpopularniejszymi funduszami tego typu są REIT, a największym rynkiem – rynek amerykański. Również w Polsce funkcjonują fundusze inwestycyjne, które inwestują na rynku nieruchomości. Nasz rynek jest jednak słabo rozwinięty. Brakuje na nim chociażby wspomnianych REIT. W tej kwestii może się jednak coś zmienić. Pod koniec 2018 roku kończył się bowiem proces legislacyjny związany z ustawą, która ma umożliwić powstawanie tego typu funduszy. Celem pierwszej części artykułu jest analiza i ocena amerykańskiego rynku funduszy REIT. Ukazano w niej specyfikę działalności funduszy, a także stopy zwrotu, jakie one wypracowały w latach 2010-2017. W drugiej części artykułu przeanalizowano i oceniono polski rynek funduszy nieruchomości w kontekście głównych założeń przygotowywanej ustawy regulującej działalność funduszy REIT w klasycznej formie. Ostatnim elementem artykułu będzie przedstawienie przyczyn zapotrzebowania na stworzenie ram prawnych dla funkcjonowania polskich funduszy inwestycyjnych typu REIT.
Allocation of funds through real estate investment funds is gaining in popularity among investors internationally. REIT funds are the most popular among this type of funds, and the US is the largest market. Also in Poland, there are investment funds, which invest in real estate. However, our market is underdeveloped. For instance, it lacks the above mentioned REITs. However, a new draft act, which should enable creation of this type of funds, is currently under preparation. In the first part of the article, the characteristics of the US REIT market will be presented. The second part will show the Polish real estate fund market, main objectives of the draft act and the reasons why the legal framework that would allow functioning of Polish REITs is required.

Opis:: Investment strategies of insurance companies can significantly influence conditions of development of a broad-understood capital market due to the capital these actors dispose. Heterogeneity of insurance companies' activities causes their different investment priorities. The authors decided to investigate what investment strategies, in respect to investments in the real estate market, are chosen by actors belonging to the same capital group, but operating in different countries. Research problem concerned not only the perception of investment in real estate but also the potential of national the real estate market. The authors compared investment strategies carried out by insurance companies in the United Kingdom, Germany and Poland and an assessment of the potential of real estate markets in these countries.

Opis:: Real estate price index is a research tool very well known all over the world, especially in developed countries. Together with development of real estate market in Poland the need of creating a real estate price index arises. There are however some obstacles - one of them stems from difficulty with accessing essential information regarding prices and features of the real estates. Studies conducted by polish research institutes should aim at defining real estate price index basing on the hedonic methods, whereas all the administrative activities should concentrate on creating general real estates database, which would include information essential for defining the price index.

Opis:: The paper provides a statistical analysis of behaviour of average transaction prices of 1m2 of apartment space on local markets in the Silesian Voivodeship. The conducted research reveals that time and space analogies occur on local apartment markets in this voivodeship, i.e. the similarity of behaviour of transaction price changes with time. The shape similarity measure was applied for evaluating the degree of similarity and identifying the amount of lags. It enabled distinguishing leading, convergent and imitating markets among the analysed apartment markets. There was analysed also if the phenomenon of sigma convergence or sigma divergence occurs among local markets. Sigma convergence in the period of 1Q2006 - 1Q2009 and the stabilization in the period of 2Q2009 - 2Q2011 was stated.

Opis:: Access to credit to finance real estate market depends on the credit policies of banks. The tightening of the credit policy hinders the development of real estate market. Opis:: This paper applies to investment decisions on housing markets based on forecasts housing prices constructed on the basis of expert opinion using the Weibull distribution. The first part shows the different ways to generate or increase revenue from property. The second part addresses the issue of using different types of price forecasts on the housing market that are useful in making investment decisions. The third section deals with the aim of the study i.e. indicates the possibility of using the model of subjective probability Weibull distribution built on the judgment of experts to construct house price forecasts and to assess the chances of profitability of investment.

Opis:: Rational and objective investment decision making in real estate market must be based on credible defined criteria, which require the use of different data and information. The article contains the author's proposal how to systematize the information and data used in the real estate investment decision making process. The data are systematized in a three-dimensional arrangement taking into account the spatial extent of the analysis (area), four criteria of the highest and best use of property and time (current, historical and projected data). The article is a part of the statutory research carried out at the Department of Investment and Real Estate at the University of Economics in Katowice, concerning information barriers of real estate market development.
