Opis:: The layout of rural buildings has been shaped over centuries as most existing towns were founded several hundred years ago with the main reason for establishing a village in a given place being natural factors such as access to resources. Over the centuries, some characteristic building layouts have emerged. The aim of the research presented in the article was to determine the degree of impact of natural factors on the process of establishing a village and to identify contemporary factors influencing the development of the historical layout of rural buildings. The research was carried out using the example of a rural commune neighboring Częstochowa. All the towns in the exemplary rural commune were analysed historically. The results are presented in the form of numerical indicators showing the influence of individual factors on the settlement of the village. Then, using the example of four representative settlements for different types of buildings, the historical and current layout was compared. It was found that the original layout of buildings has been preserved as a general outline, and current development depends mainly on economic factors and the attractiveness of the area, illustrated with appropriate examples.

Opis:: W ciągu ostatnich trzydziestu lat w sposób istotny zmieniły się cechy zabudowy na terenach wiejskich. Rozwój motoryzacji, poprawa infrastruktury drogowej i coraz powszechniejszy dostęp do mediów, a także zmiany w strukturze zawodowej mieszkańców sprawiły, że coraz mniej budynków na tych terenach jest związanych z gospodarstwami rolnymi. Współczesna wieś stała się raczej miejscem zamieszkania lub prowadzenia działalności gospodarczej, a lokalizacja na terenie słabo zurbanizowanym jest często uznawana za atrakcyjną. Celem przedstawionej w artykule analizy było określenie cech istniejącej zabudowy wiejskiej w okolicy Częstochowy oraz identyfikacja aktualnych tendencji w tym zakresie. Przeprowadzono szczegółowe badania dla przykładowej miejscowości, reprezentatywnej dla przedmiotowego obszaru. Badania przeprowadzono poprzez ocenę wizualną „in situ”, obejmującą 219 budynków jednorodzinnych, i wywiad ukierunkowany z dwudziestoma mieszkańcami. Na podstawie zgromadzonego materiału określono wskaźniki opisujące takie cechy, jak: wiek budynków i ich formę architektoniczną, rodzaj elewacji, docieplenie zewnętrznych przegród budowlanych, rodzaj pokrycia dachowego. Sformułowano również wnioski na temat stosowanych na przestrzeni lat rozwiązań materiałowo–konstrukcyjnych i sposobów realizacji robót inwestycyjnych i remontowych.
The properties of architecture in rural areas have changed significantly over the past thirty years. The development in motorization, improvements in road infrastructure and more widespread access to the media as well as changes in the employment pattern have caused a decrease in the number of agricultural buildings in these areas. The modern countryside has rather become a place for living or economic activity and localization in a weakly urbanized area is often regarded as attractive. The purpose of the analysis presented in the article was a determination of the features of existing rural architecture around Częstochowa and an identification of current trends in rural construction. Detailed research has been conducted on an exemplary village, which is representative for the subject area. Research was conducted by a visual assessment “in situ” of 219 single-family houses and a targeted interview with twenty residents. On the basis of the collected material indexes describing such features as the age of the buildings and their architectural form, the type of elevation, thermal insulation of external building partitions or the type of roofing have been determined. Conclusions regarding the use of materials and construction solutions and the way of investment and overhaul works have been drawn.
