Opis:
The paper presents the idea of home and place as a factor disturbing sustainable development in town space. The values that are connected with the fact of possessing own home in a healthy environment contributed to transferring settlements into suburban estates and decomposition of the urban town plan. These processes were discussed based on Katowice, where the main actors of changes in the environment of the residence became the development companies. After all, the development of residential buildings excluding the residents of lower income turned out to be a source of unsustainability in town development.
Artykuł prezentuje ideę domu i miejsca jako czynnika zakłócającego zrównoważony rozwój w przestrzeni miast. Wartości, jakie łączą się z faktem posiadania własnego domu w zdrowym otoczeniu, przyczyniły się do przenoszenia osadnictwa na tereny podmiejskie i dekompozycji układu urbanistycznego miasta. Procesy te zostały omówione na przykładzie Katowic, gdzie głównymi aktorami przemian w środowisku zamieszkania stały się firmy deweloperskie. Rozwój budownictwa mieszkaniowego wyłączający mieszkańców o niższych dochodach okazał się w rezultacie źródłem niezrównoważenia w rozwoju miasta.

Opis:
Purpose: The aim of the article is to present empirical arguments supporting the thesis that universally designed residential environment (housing estate, building, house, nursing home etc.) if has to be friendly for elderly people it has an inclusive impact on them, liquidates barriers of satisfaction of their needs and also satisfies the needs of other age groups. Design/methodology/approach: The analyses presented in the article are based on the idea of universal design applicable to housing environment. Data used in these analyses come from several research projects in which the author was personally involved as a member of a research team or the head. These are both qualitative (in-depth interviews) and quantitative data (surveys) gathered during the studies conducted on chosen housing estates in Silesia (Southern Poland). Findings: According to these analyses substantial percentages of senior inhabitants of the three housing estates in Katowice may live without needed support in their late years when this support is necessary and crucial. Moreover the respondents of presented studies stated that they experience barriers to their mobility in a building or in their housing estate. As they want to be a part of a local community of their estates and they need more support as they get older some of them desire to live close to young people in their residential environment. Research limitations/implications: As the population of many housing estates are constantly aging and the adjustment of the infrastructure of existing and built housing estates to the needs of different age groups becomes a significant future challenge, SWOT analyses of the estates dedicated to these groups (including senior citizens) should be commissioned by the management crews of these estates. Originality/value: The studies presented in the article show what qualities specific for senior citizens should be included in residential environments currently created and planned for future. The text is addressed to professionals like e.g. sociologists, architects, who are interested in the process of creation of residential environment adjusted to the needs of different groups of inhabitants including elderly people.

Opis:
The article discusses the problem of participation of residents and their relations with other stakeholders in the process of revitalization. The analysis is based on case study surveys conducted in a mining housing estate in the Boguszowice-Osiedle district in Rybnik. A characteristic feature of the studied community is low commitment to improving the quality of life at an individual level, despite the large number of social organizations operating here. Important factors affecting the functioning of the estate are high rates of social problems and low voter turnout. A big obstacle is also the attitudes that appear here, which can be defined in terms of postsocialism.
Artykuł omawia problem współuczestnictwa mieszkańców oraz ich relacji z innymi interesariuszami w procesie rewitalizacji. Analiza opiera się na badaniach typu case study przeprowadzonych w osiedlu górniczym w dzielnicy Boguszowice-Osiedle w Rybniku. Cechą charakterystyczną badanej społeczności jest niskie zaangażowanie w poprawę jakości życia na poziomie indywidualnym, mimo dużej liczby działających tu organizacji społecznych. Istotnymi czynnikami wpływającymi na funkcjonowanie osiedla są wysokie wskaźniki problemów społecznych i mała frekwencja wyborcza. Dużą przeszkodą są także pojawiające się tu postawy, które można zdefiniować w kategoriach postsocjalizmu.

Opis:
Purpose: The purpose of the publication was to attempt to present housing cooperatives as a competitive entity in relation to other entities forming the „real estate stock”. The resource of housing cooperatives was presented and compared to the resource of other entities operating on the real estate market in Poland. It also shows how housing cooperatives are performing on the real estate market in Poland. Design/methodology/approach: Empirical research on the competitiveness of housing cooperatives in the real estate market was nationwide. The number of dwellings put into use by particular entities operating on the real estate market in Poland has been analysed with a division into voivodships. The standard of buildings put into use has been characterized, and the quality of housing stock management has been analysed. Data concerning the number of dwellings completed has been obtained from the Local Data Bank of the Central Statistical Office and from the Analysis and Monitoring System form the Real Estate Market (AMRON). Findings: The legally and historically established position of the owner of often huge housing resources and the gap between housing cooperatives to function without any assessment of their competitiveness. Legal changes, which include the right to transform a cooperative right into separate ownership of premises, the right to change the property manager from a cooperative to a competitive commercial entity, undoubtedly force housing cooperatives to compete in the housing market in Poland. Originality/value: To date, competition between operators in the property market has not been studied. In this publication, the authors examined the competitiveness of housing cooperatives in relation to other business entities.

Introduction/background: The residential property market is in a state of constant flux, largely a consequence of the intensive development and increasing availability of modern technologies termed PropTech. Relatively resistant to change, the real estate sector is undoubtedly undergoing a technological revolution. PropTech affects the activities of entities that create both supply and services on the real estate market. In addition, it also affects the customer. Aim of the paper: The aim of the paper is to identify the attitudes and preferences of primary apartments buyers regarding the use of modern technology (PropTech) by developers in the local residential property market. Materials and methods: The tool was Internet survey questionnaire. Originally, a face-to-face study was planned, but due to the constraints of the pandemic, it was not possible to reach respondents directly. In some cases, the “snowball” method was also used to increase the sample size. Results and conclusions: The preference surveys that have been conducted and presented are a contribution to further research work in this area. The results obtained show that the most popular solutions are those that are relatively easy to achieve and do not pose a great challenge to developers, for example. In contrast, those related to digital tools came in last place. Further questions also arise. To what extent, in a situation of relatively expensive housing, are buyers willing to pay for modern solutions. Environmental awareness, such as the use of solar energy or rainwater harvesting, may be at odds with the purchasing capacity of households. To what extent can buyers trust modern technologies without worrying about, for example, lack of energy to use appliances. These and probably other questions require further research in this area.

Introduction/background: The implementation of modern technologies in the real estate market is a phenomenon that has been observed for several years in global markets. The emergence of solutions favouring the digitalisation of the relatively change-resistant real estate sector is a response to the changing needs and preferences of customers in this market. Taking up the topic within the framework of PropTech in the local real estate market aims to contribute to the discussion in this area and to identify opportunities for the uptake of new technologies in Polish conditions. The area of real estate development activity in the residential market with regard to the use of modern technologies in the business was selected for analysis. Aim of the paper: The main aim of the paper is to analyse to what extent developers are aware of and interested in modern technologies. The 3 following goals were adopted: G1: assessment of the developers' state of knowledge in the field of modern technologies (PropTech); G2: identifying areas that, in the opinion of developers, have the greatest potential for implementing modern technologies; G3: perspectives for the use of modern technologies in the studied areas. Materials and methods: In order to achieve the intended goals, a survey questionnaire was carried out among developers on the real estate market in Poznań. Results and conclusions: As the survey shows, the development of Proptech for developers is still at a rather early stage. Despite the fact that, in their opinion, customers already have expectations in terms of modern technologies and pay attention to environmentally friendly solutions, they use the available solutions only to a small extent, as if forgetting (or not knowing) that the possibilities for implementing modern technologies are much greater and cover many more areas.
