Opis:: The subject of the paper is to analyze the goals within the Initial Public Offering (IPO) at Warsaw Stock Exchange. The analysis aims to determine the impact of the economic slowdown on the structure of planned expenditures from the resources gained through the first public share issuance. On the basis of the subject literature the hypothesis was assumed as follows: in the analyzed period the goals of shares issuance change, i.e., along with the economic downturn the financial resources are gained mainly to finance the organic development, to a lesser extent, however, they are used to finance mergers and acquisitions. The empirical research focused on analyzing the goals of shares issuance in prospectuses of 35 Polish industrial companies which in the analyzed period performed the first share issuance at WSE in Warsaw. The research findings allow to draw the conclusion that in the investigated period financing property investment and net working capital are the main directions for planning the use of resources from share issuance. One may also point at two years characterized by relatively high GDP dynamic, when a vast majority of resources was meant to finance the external development.

Opis:: REIT's (Real Estate Investment Trusts) are the safe, well-diversified geographically and by sector real estate funds. There are the privileged income taxation at the REITs level. Their advantages such as low volatility over the long term, fixed income investments, the relatively high dividends, high liquidity, low correlation with the stock market and professional management make them more competitive in comparison with to traditional real estate funds. Global REITs market is constantly evolving. Unfortunately, Poland is not involved in the development of the European REITs market. The experience of countries which have developed REITs could be used by Poland, to create appropriate regulations for the functioning of these funds in Poland.

Opis:: It has been observed that despite the instability of financial markets, there has been growing interest in property investment in the real market. Trends observed so far have confirmed the revival of interest in real estate investment despite the downturn in the securities markets. The authors of this paper attempt to assess the attractiveness of the investment property market in Poland during the recession years of 2007-2011, indicating the market parameters allowing to evaluate the attractiveness of real estate as an investment vehicle. The context of direct investment in commercial property market in its major segments: office, retail, and warehouse is also included. The adopted thesis states that the tendencies of the progressive integration of property market with the capital market contribute to the increasing role of property as investment assets.

Opis:: Klienci Private Banking odznaczają się specyficznymi wymaganiami wobec oferowanych im produktów finansowych. Analiza rynku condohoteli w Polsce sugeruje, że ta forma lokowania kapitału mogłaby być odpowiednią formą dywersyfikacji portfeli najbogatszych klientów. Zestawienie pożądanych cech produktów i usług segmentu Private Banking oraz cech condohoteli wskazuje na wiele obszarów wspólnych. W związku z tym oferta Private Banking w Polsce mogłaby zostać poszerzona o tę formę inwestycji (w szczególności biorąc pod uwagę ograniczoność oferty Private Banking w Polsce w porównaniu z innymi krajami). Warunkiem bezpiecznego wykorzystania condohoteli w dywersyfikacji portfeli najbogatszych klientów jest jednak zgromadzenie wiedzy i wykształcenie specjalistów rynku condoinwestycji.
Private Banking’s clients are associated with specific requirements for financial products offered to them. The analysis of the condohotels market in Poland suggests that this form of capital allocation could be an appropriate form of the portfolio diversification of the richest customers. The comparison of desirable features of the Private Banking segment’s products and services as well as the characteristics of condohotels indicates many common areas. Therefore, the Private Banking offer in Poland could be extended by this form of investment (in particular taking into account the limited offer of Private Banking in Poland in comparison with other countries). The condition for the safe use of condohotels in the diversification of the portfolios of the richest clients, however, is the building of the sound knowledge and the education of specialists in the condoinvestment market.

Opis:: Problematyka artykułu dotyczy inwestycji sektora biznesu w zurbanizowaną tkankę miejską. Główny problem badawczy brzmi: w jaki sposób zmiany w strukturze zurbanizowanej tkanki miejskiej, w postaci inwestycji sektora biznesu w nowoczesną powierzchnię biurową, mogą determinować hybrydyzację rozwoju w sektorze nieruchomości komercyjnych? Główny cel badawczy artykułu dotyczy identyfikacji zmian w strukturze zurbanizowanej tkanki miejskiej w postaci inwestycji sektora biznesu w nowoczesną powierzchnię biurową, mogących wpływać na hybrydyzację rozwoju w sektorze nieruchomości komercyjnych. W warstwie metodycznej badania wykorzystano kwerendę bibliograficzną, a także studia przypadku, tj. parametryzację rynku nowoczesnej powierzchni biurowej w: Katowicach, Krakowie, Łodzi, Poznaniu, Warszawie i Wrocławiu (na podstawie branżowych raportów), wzbogacone o analizę dynamiki zjawisk, sondaż, a także ocenę wielokryterialną.
The issue of the paper concerns business sector’s investments in urbanised space in a city. The main problem which was undertaken sounds: how changes in a structure of urbanised city space, as business sector’s investments in modern office space, can determinate a hybridization development in a commercial real estate sector? The main exploratory goal concern an identification the changes in a structure of urbanised area in a city, in the form of business sector investments in a modern office space, which can influence on a hybridization development in commercial real estate sector. In methodological purview of researches it was used a desk research and case studies, i.e. a parametrization of a modern office space market in: Katowice, Kraków, Łódź, Poznań, Warszawa and Wrocław (based on sectoral reports), enriched by dynamics phenomenon analysis, a survey and also an multi-criteria evaluation.

Opis:: Autor we wprowadzeniu do artykułu wskazał na wielość czynników kształtujących czy też destabilizujących działalność sektora przedsiębiorstw. W treści artykułu postawił sobie za cel analizę wybranych koniunkturalnych i finansowych uwarunkowań wpływających na stabilność polskich przedsiębiorstw. Zaprezentował je w kolejnych dwóch rozdziałach pracy. W analizie aspektów makroekonomicznych podkreślił znaczenie czynników koniunkturalnych. Natomiast finansowych zagrożeń dla stabilizacji dopatrywał się w sytuacji na rynku depozytowo-kredytowym znajdującej wyraz we wskaźnikach kondycji finansowej oraz działalności inwestycyjnej przedsiębiorstw. Wnioski z analizy przedstawił w podsumowaniu, zestawiając je jako elementy destabilizacji - zagrożeń makroekonomicznych i finansowych.
: In the introduction to the article, the author pointed out the multitude of factors shaping as well as destabilizing the activity of the corporate sector. The objective of the article was to analyse selected economic and financial conditions affecting the stability of Polish corporations. He presented them in the following two chapters of the work. In the analysis of the macroeconomic aspects, he highlighted the importance of economic cycles. In contrast, he saw financial risks to stabilization in the deposit and lending market as expressed in the financial condition and investment activities of firms. Conclusions from the analysis were presented in the summary comprised of elements of the destabilization - macroeconomic and financial threats.

Opis:: Public-Private Partnership is one of possibilities for supporting investment process. Public partner has limited funds and cooperation with private partner give possibilities for realization of social needs and planning investment process. Limited possibilities obtaining support from the government and lack of capital, forcing municipalities to seek alternative methods of financing municipal investments. The opportunity to acquire the ownership of community housing units, in the absence of co-necessity to incur high investment, giving local-government public-private partnership. The experience of different countries show that public tasks can be successfully carried out in partnership with the private sector and can provide a specific pattern of implementation of private capital in the conduct and financing of investments and the provision of public services. The main aim of this article is to analyze public-private partnership as a form of financing public investment in municipal real estate construction example.
